Our lease is offered as a 12-month fixed term. Prospective renters will undergo a mandatory background and credit check; the applicant is responsible for paying the associated screening fee (not to exceed the state-mandated maximum, currently $64.50 for 2025). The initial payment, including your first month's rent and security deposit (capped at one month's rent), is due upon lease signing. Please note the tenant is responsible for all utilities (water/sewer/garbage, gas, and electricity). Rent is due on the 1st of the month, with a grace period until the 5th, after which a late fee of 5% of the monthly rent will be assessed.

This is a non-smoking property (including the exterior grounds) and we have a strict no trampoline policy. A maximum of two pets are allowed with a $50 pet deposit per pet, but certain insurance-prohibited breeds including Pit Bulls, Rottweilers, German Shepherds, Doberman Pinschers, and Chow Chows are not permitted. Tenants are responsible for general upkeep and maintenance, and must carry an active renter's insurance policy throughout the lease duration.

    "I commute to shingle springs which is a quick 15 minutes. I dint have to get in a freeway but that is an option if needed. Neighborhood is clean, mostly quiet excel for occasional party. Most people pick up after their dogs there are the few exceptions. Kids are safe in the neighborhood & great schools. "

    "The commute to town town is pretty easy. There are some areas that bottle neck up but then opens up. People drive in the fast lane as if it is the slow lane. Big box cars and trailer drive in the fast lane. Basically no know how to drive on the freeway. People use the passing Fast lane as their slow lane. "

    "Busy!! The freeway has a lot of traffic coming from up the hill, El Dorado Hills, Cameron Park and Placerville. There will be about 30,000 new homes built in Folsom. There is no way the freeway can handle that much traffic. It will be insane. "
