All the bedrooms are well laid-out/sized; the large master has an ensuite bathroom and the other two bedrooms share a hall bathroom. One of the bedrooms has a bonus sitting room/small office off the main space. All the bathrooms have been completely renovated and feature walk-in glass rain showers, custom vanities, marble tile, and custom lighting.

Additional home features include: two wood-burning fireplaces, exposed brick, original hardwood floors throughout the home, custom lighting, custom half bath/powder room, an updated kitchen with new appliances (washer/dryer included), and central A/C & heat with smart thermostat. There is also a mudroom/bonus space off the kitchen with a chalkboard wall. I just had the home exterior repainted and the brick repointed last year, and there is new Italian tile installed in the kitchen. There is an unfinished basement (with tons of storage; recently waterproofed with french drains) and the backyard is great for grilling and relaxing when the weather is nice. In addition to the backyard parking space, there is plenty of street parking right in front of the house and I have never had an issue finding parking close by.

About the Location: The house is conveniently located just two blocks away from H St. NE/Atlas District, near a bunch of bars, restaurants, and coffee shops, etc. (Maketto, Sospesa, Bullfrog Bagels, Little Miss Whiskey, Toki Underground, Sticky Rice, Solid State Books, etc.), and about a 10 minute walk from Union Market, the Whole Foods, and the Trader Joe's. Solidcore, Orange Theory Fitness, and Corepower Yoga studios are all within walking distance as well. The H St. Farmer's Market is also just steps away. I have lived here for quite a few years and have enjoyed this neighborhood!

Great access to public transportation--the H St. streetcar is two blocks away, there are multiple bus lines that run very close to the house, and both the Union Station and NOMA metro stations are close by.

Asking $3675/month for the home plus utilities (gas, water, electric, cable/internet). Seeking at least a 12-month lease; one-month security deposit required.
