About this House

1219 Blackwatch Drive is a 50-year-old, 1880 square foot, 4 bedroom, 3 bath home located in the heart of Manchester within a block or so of the 141 and Big Bend intersection so this location has easy access to Highway 44, 40, and 141. The house is located in Parkway School district and has easy access to grocery stores (Schnucks), restaurants (Imo’s, Pizza Hut, Papa Johns, El Maguey, Taco Bell, KFC, etc.) and banking facilities (Regions and Gateway). The entrance to this area is not used as a through street so virtually all traffic is local residents, resulting in a quiet neighborhood.

The house itself is larger than others in the neighborhood. The owner before us had it built an extra 4 feet longer and 2-4 feet wider so the square footage is larger than other houses in the area. We did some major remodeling shortly after we bought the house in September 1996. We removed the wall between the formal living room and the family room so when you walk into the house, you see a wide-open living area, great for family gatherings or entertaining.

During this major construction phase, we also removed the wall between the formal dining area and kitchen and replaced it with a kitchen bar we use for eating meals. There is also tons of storage under the full length of the bar, as well as a large pantry. There is also a window seat cushion which runs the full length of the front windows and is a great place to relax.

All the flooring had been replaced in the last 10 years or so. We installed manufactured hardwood flooring throughout the whole house except for the bedrooms which all got new carpet and the entryway which we had tiled. The roof was also replaced including 20-25 sheets of plywood. The deck which we had added back in the late 1990s was replaced in October 2018 and was just re-stained in May 2021.

All of the bedrooms are very large with good-sized closets for storage. There are large windows in all the bedrooms which provides great natural lighting. All windows have been replaced. The fenced backyard is very large. The house includes your typical two-stall garage with two garage door openers. Right before we moved, we spent several thousand dollars updating the guest master bath and shower with hand-laid tile in the shower and bathroom floor. The main floor also includes a whole house attic fan which is great on those cooler evenings when you want to cool off the house after a busy day.

The basement had been semi-finished in one-half of the basement. There is a ¾ bath which we had never used. The full dry basement has room for tons of storage and also has laundry facilities. There is also a storage area under the stairs. There is a walkout from the basement into the backyard. The basement family area also includes a full-size pool table that can stay with the house.
