have verifiable rental history from the previous landlord that reflects timely payment, sufficient intent to vacate notice, no complaints regarding noise, disturbances, or illegal activities, no NSF checks, and no damage to the property.
acknowledge that the property is a NON-SMOKING home. If any sign of smoke from cigar/cigarettes/e-cigarettes or any illegal substance is present, the tenant will be immediately evicted and forfeits all security deposits and advance rent payments.
The landlord will review and consider any criminal offenses on a case-by- case basis.
Approved applicants must be able to pay the security deposit in verified funds within 24 hours of being notified of approval.
The deposit will be a minimum of one month's rent unless otherwise stated or offered. We reserve the right to require a higher security deposit and or additional prepaid rent. Non-US citizens will be required to pay additional deposits. A good-faith deposit may be collected to hold a property off the market. Pets are allowed but will be considered by the landlord on an individual basis. A non-refundable $500.00 pet fee and an additional $25.00 monthly per pet in rent is required.

    "The traffic on Mid-Cities Blvd at Hwy 121 heading East is at a total standstill between 4:30 and 6:00pm mainly because the traffic signals aren’t synchronized correctly. People block intersections while waiting for the signals to turn. "
