 not have slow pays, judgments, eviction filings, collections, liens, or bankruptcy within the past 5 years.
 have a credit score of 600 or higher.
 In the case of multiple residents, at least one person must qualify. Incomes cannot be combined.
 have verifiable rental history from the previous landlord that reflects timely payment, sufficient intent to vacate notice, no complaints regarding noise, disturbances, or illegal activities, no NSF checks, and no damage to the property.
 acknowledge that the property is a NON-SMOKING home. If any sign of smoke from cigar/cigarettes/e-cigarettes or any illegal substance is present, the tenant will be immediately evicted and forfeits all security deposits and advance rent payments.
 The landlord will review and consider any criminal offenses on a case-by- case basis.
 Approved applicants must be able to pay the security deposit in verified funds within 24 hours of being notified of approval.
 The deposit will be a minimum of one month's rent unless otherwise stated or offered. We reserve the right to require a higher security deposit and or additional prepaid rent. A good-faith deposit may be collected to hold a property off the market. In the event that the application is approved but fails to enter into a lease, the deposit is forfeited by the applicant. If the lease is executed, it will be applied to the required security deposit.
 Current occupancy standards are a maximum of 2 persons per bedroom except for infants under 2 years of age.
We will report all non-compliance with terms of your rental agreement, failure to pay rent, and any outstanding balances to the credit bureau.
 Pets are allowed but will be considered by the landlord on an individual basis. A refundable $500.00 pet fee and an additional $25.00 monthly per pet in rent is required.
