Owner pays for utilities (garbage, water and sewer). High speed wifi is included in the rent. The Tenant is responsible for monthly electricity payments. Quiet hours are mandatory in Davis, from 10 p.m. to 7 a.m. every day. Tenant also needs to put out garbage cans weekly. Visitors are only allowed to stay a maximum of three consecutive days (two consecutive nights). Backyard is shared use but requires notifying, and approval by, the landlord for events/gatherings. First month's rent and security deposit required by move in date. Lease is year-long (12 months). No smoking inside property and no smoking within 20 feet of the property. Parking is free on the street. Small pets may be negotiable, depending on conversation with the landlord. Tenant agrees to keep all provided appliances, fixtures, and equipment in a clean, safe, and well-maintained condition. The Tenant shall be fully responsible for any damage, destruction, or loss to the property's appliances (e.g., refrigerator, stove, dishwasher, washer, dryer) or equipment (e.g., HVAC units, water heaters) caused by the Tenant's negligence, misuse, abuse, or neglect. The Tenant must immediately notify the Landlord in writing of any equipment malfunctions, defects, or necessary repairs. Failure to report issues promptly that subsequently lead to further damage will be considered negligence, and the Tenant will be held financially liable for the resulting repairs or replacements. If repairs or replacements are required due to the Tenant's negligence or intentional misconduct, the Landlord may, at their discretion, arrange for the repairs and bill the Tenant. The Tenant agrees to pay these charges as additional rent within 15 days of receiving an invoice.

I walked to Elementary school and biked to Intermediate, Junior High, and High School. We knew all our neighbors on the cul-de saq our house was on. Yes, where ever there were rentals to college students there were issues - parties, noise, messy houses - but if you get a house on a street with out college studends, it was/is an awesome community. My parents lived there until just this year. Same house - and had many of the same neighbor/friends for 40+ years."
