STATUS: The property is currently rented. Do not bother tenants or you risk your application being denied. We must give 24 hours' notice prior to a viewing. Only approved applicants will be able to tour the home. This property is available for move in June 17, 2024.

PET POLICY: Domestic pets (dogs, cat, small rodents) are allowed in this home. Each pet will incur a one time pet admin fee, a monthly pet fee, and a pet deposit per animal.

Prior to moving in, (for approved applicants who decide to rent with us) tenants will be required to submit the pet screening application through a 3rd party pet screening company and provide photos of your pet and vaccination records.

Any more than 3 animals must be approved by the owner. Aggressive and dangerous breeds are allowed, but owner will be required to show proof of additional liability protection for that particular pet. .

SMOKING: All our properties are non-smoking properties. No smoking is permitted inside or anywhere on the premises of the property.

Washer/Dryer- Included. If prospective tenants want to bring in their own washer and dryer, they will need to pay for removal of current washer and dryer and storage during the duration of the lease, and return of the washer/dryer to the property at the end of the lease.

Fees (Up Front and Monthly)

APPLICATION FEE: $65 per person. This is the cost that we are charged to run a background check. Each adult 18 and older must submit an application and pay an application fee prior to viewing the home. Your application will be on file with us for 3 months. We will credit back the application fee upon move in if you decide to rent with us!

Cleaning Fee(REFUNDABLE- one time)- A refundable cleaning fee will be collected at the beginning of this lease. Upon checkout of home, if home is returned to the level of cleanliness upon check in to home, the Cleaning fee will be returned upon checkout pending the home has been cleaned to the move in cleanliness.

LAWN MAINTENANCE (monthly): The tenant is responsible for maintaining the landscaping which includes: mowing the lawn and keeping bushes trimmed, and repairing any wear and tear from pets.

UTILITIES INCLUDED: Tenant to pay for all utilities and yard services.

Pest services- we guarantee that we will take care of any pest issues the first 3 days after move in. After that, pest control services are the responsibility of tenant.

Pet admin fee- $250- one time. Non refundable per pet.

Monthly Pet Fee- Each pet will incur a monthly pet fee. Standard pet fee is $45/month/pet.

Pet deposit- (if applicable)- $1000/pet- refundable. (NOT A FEE- REFUNDABLE DEPOSIT).

ESA's- (EMOTIONAL SERVICE ANIMALS) all ESA's will need to be registered on our pet screening website and must be mentioned in Application. Approved ESA's do not incur deposits or monthly pet fees but must be mentioned in application. If you fail to mention ESA's in your application, your application may be declined.

First months rent and last months rent: First months rent will be pro rated if moving in after the 1st. If moving in latter than the 20th of the month, we do require the following month's rent to be paid as part of the move in rents/fees.

Lease signing fee- (one time) $350. this fee is to pay for all the lease documents, online portal, and support services for tenants with regard to the lease signing process.

PET SCREENING FEE: One time- NONREFUNDABLE (only for approved applicants and after a deposit is made-. Applicants who have not yet been approved or have not yet put down a deposit do not need to register their pets. .Pet screenings are $20 for the first pet and $15 for additional pets, and service/companion animal registration is free. What's great about this pet screening site is that it will hold all of your pet documents in one place! It's an easy way to keep up with your pets medical care. We do require proof of Rabies as part of the vaccination requirements per SC state law.

RESIDENT CONCIERGE PACKAGE: (MONTHLY) In addition to the monthly rent, there is an additional $100 monthly charge that helps cover the cost of a filter subscription service, Master Insurance Policy featuring $100,000 in Liability Coverage, 24/7 Maintenance Coordination, Free Online Rental Payments, Tenant Portal Access, Online Move-In Inspection Reports, Rental Verifications, and 14 Hour/Day/7 Days/Week Staffing Center.
