2. Utilities
Tenant shall be responsible for payment of all utilities and services during the lease term, including but not limited to:

Electricity
Internet/WiFi
All utility accounts shall be placed in Tenant's name for the duration of the tenancy unless otherwise agreed in writing.
3. Furnishings
The property may be provided furnished, provided no pets reside on the premises unless otherwise approved in writing by Owner. If Tenant elects to use their own furnishings, Owner may remove provided furnishings prior to move-in.
Tenant shall be responsible for maintaining all furnishings in good condition, normal wear and tear excepted. Tenant agrees to pay the full replacement cost or fair market value of any furnishings that are lost, damaged, or destroyed beyond normal wear and tear. Any damages will be assessed at the time of repair or replacement.
4. Trash and Cleanliness
Tenant is responsible for placing trash and recycling receptacles at the curb on designated collection days and returning them to their proper storage location promptly after pickup.
If pets are permitted on the premises, Tenant must promptly remove and properly dispose of all pet waste from the property and maintain the yard in a clean and sanitary condition.
5. Maintenance and Repairs
Owner shall be responsible for routine maintenance and repairs necessary to maintain the property in habitable condition, except for repairs resulting from Tenant's negligence, misuse, accident, or failure to comply with lease terms.
Tenant shall be responsible for:
Promptly notifying Owner in writing of any maintenance issues or property damage
Replacing light bulbs, HVAC filters, and smoke detector batteries (unless otherwise specified)
Maintaining the premises in a clean and sanitary condition
Tenant shall not make repairs, alterations, or improvements without prior written consent from Owner. Unauthorized repairs or alterations may result in Tenant liability for restoration costs.
6. Damage and Liability
Tenant is responsible for any damage to the property or its contents caused by Tenant, occupants, guests, or pets. Costs for repair or replacement may be deducted from the security deposit or billed separately if costs exceed the deposit amount.
7. Communication and Access
Tenant agrees to promptly communicate any issues, concerns, or repair needs to Owner before arranging any services or repairs. Owner shall have the right to access the property for inspection, maintenance, or repairs with reasonable notice, except in emergencies.
