Each applicant over the age of 18 must submit an individual application. We will not review incomplete applications. We will accept the first qualified applicant(s). Favorable history of 5 years must be verifiable from unbiased and unrelated sources. Household income shall be at least 3 times the rent (excluding utilities). We may require you to submit a copy of your credit report obtained within the past 30 days. Negative credit reports may result in denial of application. Negative reports include, but are not limited to: late payments, collections, judgements, total debt load, and pending bankruptcy excepting nonpayment balances that accrued during the Covid-19 emergency period (April 1, 2020- Feb 28, 2022)., Tenant pays all utilities, water, electric, cable, sewer, garbage, yard debris, gas, phone, ect. 1 year lease to start, then month to month or lease renewal for 1 yr. $100,000 Renters insurance policy required w/landlord listed as person of interest on policy, unless tenant(s) combined household income falls at or below 50% of the median for the area, renters insurance may not be required. No Smoking/Vaping on property. No Marijuana, medical or otherwise, may be grown, stored, or consumed on the premises without the prior written consent of Owner/Agent. Small pet negotiable with pet rent and Pet agreement. Pets must be current with vaccinations, license, and spay/neutered. Tenants will mow, water and maintain lawn and landscaping. Criminal convictions or pending charges which may result in an application denial include, but not limited to: drug-related crimes, person crimes, sex offenses, any crime involving financial fraud (including identity theft or forgery), or any other crime that would adversely impact the health, safety or right of peaceful enjoyment of the premises by the residents or owner/agent but not including pending charges or crimes that are no longer illegal in the State of Oregon, or charges that are pending but for which the applicant presently participating in a diversion, conditional discharge or deferral of judgement program on the charges. Criminal history will be evaluated on a case-by-case basis, taking into consideration the nature and severity of the incidents that would lead to a denial, the number of incidents, the time that has elapsed since the date the incidents occurred and the age of the individual at the time the incidents occurred. We will send an employer reference/rental reference to references. If, after making a good faith effort, we are unable to verify information on your application, or if you fail to pass any of the screening criteria, the application process will be terminated. Exceptions may be made for applicants with increased deposits or qualified Co-Signers at the sole discretion of the Owner/Agent. All applicants may submit a written explanation with their application if there are extenuating circumstances which require additional consideration. We will need to examine photo ID when application is turned in and additional identification reasonable to calculate and to confirm identity.     "There’s a walking/bike path that goes a few miles. Starting near shopping and bus lines it goes around parks and school, even a tennis court. Lots of grass along the way for your dog to relieve himself. Most people are decent enough to clean it up. The path ends up over near a river and a new path that runs another direction along nature area with wildlife for your dog to bark at. "

    "I am retired and drive in when I need to. The commute to Springfield downtown is about 10minutes and the commute to Eugene is 15 to 20. Also about 20 minutes to drive up the river to camping, fishing, kayaking, etc."
