This downstairs, off-street 2-bedroom, 1 bath duplex is loaded with quirky charm and privacy. It comes with a huge backyard perfect for vegetable gardening, lots of parking and a single car garage with washer/dryer hookups.

Entry to the duplex is via a Mexican tiled kitchen into a large living room with a partially vaulted ceiling. There are sliding glass doors off to a side patio and large windows with views of the backyard and the hills of Vista. The entire apartment has tile floors, no carpeting.

The layout of the duplex is a bit strange as the second bedroom is accessed via the master bedroom. The only bathroom and the large walk-in closet are also entered through the master. This unit would be ideal for a couple who want an extra room or office or a couple with a small child. It will not work for a roommate situation.

The property is located on Phillips Street, a rural road just minutes to Highway 78, Vista Village, shopping and dining venues.

The rent is $2775 per month with a $2775 security deposit which can be paid in two installments. I do not charge application fees or run credit checks. I am looking for a tenant with good rental history or past home ownership. Honesty and communication are key.

I prefer a year's lease but am willing to negotiate other terms. A pet would be considered. MAXIMUM OCCUPANCY: 3 people, including children.
