First month's rent, and security deposit are due at signing. Tenant is responsible for utilities and yard work. Renter's insurance is required. Pets are allowed on a case by case basis (2 pet Maximum). Credit history and background checks are conducted through Zillow. Active Zillow tenant screening reports created in the last 30 days will be accepted if provided directly by Zillow as a part of the tenant's application.

-No notices of lease defaults (3-day/14 day notice to pay, 10 day notice to comply) within the past 2 years from a previous landlord, unless the notice was rescinded and a letter verifying the rescission is supplied from the landlord.
-No deposit money withheld by a landlord within the past two years for property damage.
-No Bankruptcy in the past 3 years
-Sufficient income. Monthly income is 3 times the total rent.
-Proof of the same source of income or employment for a minimum of 12 months.
-2 months of recent paystubs or other proof of income and 3 months of bank statements
- Self employed applicants must provide previous 2 years tax statements and previous 3 months company bank statements
- Retired applicants must provide 3 months bank statements indicating their monthly direct deposit or provide documentation indicating monthly income, eg a qualified government letter of social security, disability or retirement income.
- College students without current income may be considered with a qualified co-signer and proof of full time enrollment.
- A maximum of 2 individual incomes may be combined to meet income requirements
- Resides at current address for a minimum of 10 months
- Recent college grads may qualify without rental history only if all other criteria are met
- Daytime phone numbers are required for rental references. Relatives and friends are not acceptable rental references
- If you do not have landlord references but have sold your home, provide a copy of the settlement paperwork. If you own a house that you are now renting, provide a copy of the lease agreement and your property manager's contact information
- Should the renter's report come back with an "address discrepancy", applicants must provide proof of current address. Acceptable forms of proof include, Drivers License, valid state ID, current lease or mortgage statement, current home utility or insurance bill, or a pay stub dated in the past 30 days.
- Credit report to show at least 3 credit references (credit card, bank loan, etc)
- Minimum credit score of 670
- No negative remarks on credit history (ie non sufficient fund payments, collections, large debts, etc)
- No excessive financial obligations (50+% debt to income ratio is considered excessive)
- Fill out the application truthfully and completely
- Able to pay rent and deposit requested (Security deposit is 1 month's rent)
- Have ability to obtain renter insurance
- Criminal records and screenings are done on an individualized basis. Applicants will be denied if they have been convicted of a sex crime and are subject to a lifetime registration requirement
- Screening is decided on a "First in Time" basis. Applicants are considered in line once ALL required documents are submitted. If the first approved applicant does not respond or accept the terms and sign the lease agreement within 48 hours, the landlord will move on to the next applicant who submitted their application. Groups of more than one applicant will not be considered until the complete application packages from all members of the group are submitted.

    "I have lived in the Historic North Everett area for 6 years. The neighborhoods are great with friendly people and good walkability for kids and pets for the most part. We live close to the hospital, and our street tends to be on the quiet side although there seems to be more traffic than when we first moved here a few years ago. Some of the main streets in this area are much busier traffic-wise. There is some property crime in general, but we have always taken common sense precautions and have never had a problem. There are a few great places to eat in and around downtown Everett, although you will get much more variety in Seattle, which is a 20-25 minute drive away. Another advantage of living in Everett is being relatively close to Seattle but without having to pay the higher King County property taxes. Everett has a great coop grocery store, alternative health care practitioners, yoga studios and the like if you are interested in that sort of thing."
