Description

This is a great house, freestanding, not an apartment. It has two bedrooms plus an office/bonus room, one bathroom, a good sized kitchen and a really large spacious light filled living room. There is also a separate laundry/pantry off the kitchen. The house has lots of natural light and quite a bit of original detail, which adds to it's charm. There is a small back 'patio' area suitable for BBQs and relaxing which is shared with another smaller townhome which is at the rear of the property, so obviously not a whole lot in the way of a back yard. The smaller townhouse is also rented. There is a long driveway shared with the townhome with space for at least three cars. Additionally, street parking is easy to find. One thing to mention is that you go through the office/bonus room to get to the bathroom - it's off the living room and the flow works well.

The house has been well maintained and is in very good condition. The floors are beautifully finished Douglas Fir throughout and stained in an attractive dark color. The kitchen is a nice size with ample cabinet space, butcher block and tile counters and stainless steel appliances. The laundry room comes equipped with a water efficient washer and an energy efficient gas dryer, both matching and king size. There is a gas heating system and the attic space has been professionally insulated so keeping the house warm in winter and cool in summer. A landscaper comes by on a regular basis to maintain the yard. This is paid for by the landlord.

I'm familiar with the area and have lived in the smaller townhouse at the rear of the property. It's a nice street and the neighbors are friendly. The Bart station is just under a mile away. The University is 1.4 miles away which is a perfect little bike ride. San Pablo Park, offering a nice big green open space, is a couple of blocks away. The Berkeley Bowl West which has an incredible supermarket, butcher, deli and cafe is very close. There are great restaurants and cafes within walking distance too. Freeways are minutes away by car as is the Berkeley to San Francisco ferry. Berkeley's fourth street shopping area and Emeryville are close by.

First month's rent plus one month's rent required as a deposit. References required. Dogs probably okay. Garbage service included with rent, tenants pay all other utilities.

The house will be available the end of Jan 2021. We are currently repainting and carrying out minor repairs and updates and will have it ready for viewing on the evening of January 20th.

The house is located on Ward Street between San Pablo and Wallace.
