Below are the requirements for renting the property located at 1114 Hackamore Road, Vista, CA:
All intended occupants/residents that are 18 years or older must apply. Applicants (18 years or older) applying must have:
-A favorable credit history with a minimum credit score of 690
-Verifiable total household income that is at least three times the monthly rent. Self-employed applicants must bring copies of the past three years tax returns.
-Copy of a state-issued photo ID or passport
-No prior evictions or collection records for non-payment of rent
-Renter's Insurance: Minimum of $300,000 liability coverage. Policy expiration must be equal to or greater than the term of the lease. The property and address added as additional insured (to notify the landlord, in case policy is terminated).
-Favorable references from current and previous landlords
-No criminal convictions for crimes considered harmful to people or property
-No co-signers accepted

Pets are allowed. Additional monthly pet rent of $100/month applies. Pets must be registered with the City of Vista or County of San Diego. Dogs are restricted to certain breeds. The following breeds are not allowed: Pit Bull, Doberman Pincer, Rottweiler, German Shepherd, Chow, Akita, Husky, Malamute, Mastiff, Stafford Shire Terrier including mixed breed with include any of the above.

Tenant to pay for electricity (SDG&E) and waste collection (EDCO).
Gas meter is shared with another tenant (hereafter referred to as "ADU tenant"). Gas will remain in the landlord's name. The landlord will bill the tenant and ADU tenant within 30 days of receiving a gas bill from SDG&E. A submeter monitors the ADU tenant's gas usage. Tenant will pay a percentage, which is based on the tenant's usage, of the total bill (i.e., inclusive of any fees).
Water billing is similar to gas. A water sub-meter is installed on the ADU. Water will remain in the landlord's name. The landlord will bill the tenant and ADU tenant within 30 days of receiving a water bill from Vista Irrigation District. Tenant will pay a percentage, which is based on the tenant's usage, of the total bill (i.e., inclusive of any fees).
