-Renter's Insurance: Minimum of $100,000 liability coverage. Policy expiration must be equal to or greater than the term of the lease. The property and address added as additional insured (to notify the landlord, in case policy is terminated).
-Favorable references from current and previous landlords
-No criminal convictions for crimes considered harmful to people or property
-No co-signers accepted

Gas meter is shared with another tenant (hereafter referred to as "house tenant"). Gas will remain in the landlord's name. The landlord will bill the house tenant and ADU tenant within 30 days of receiving a gas bill from SDG&E. A gas sub-meter monitors the ADU tenant's gas consumption and so the ADU tenant will be billed pro rata according to the sub-meter.

Water meter is shared with house tenant, too. Water will remain in the landlord's name. The landlord will bill the house tenant and ADU tenant within 30 days of receiving a water bill from Vista Irrigation District. A water sub-meter monitors the ADU tenant's water consumption and so the ADU tenant will be billed pro rata according to the sub-meter.
