RESIDENTIAL LEASE TERMS

LEASE DURATION

This property requires a minimum one-year (12-month) lease agreement.

The lease begins on the date stated in the signed lease agreement and continues for 12 consecutive months.

The tenant is responsible for fulfilling the financial and other obligations of the lease for the entire lease term unless otherwise agreed to in writing by the landlord.

RENT

Monthly rent is $1,350.00.

Rent shall be paid in full on the agreed-upon due date each month.

PET POLICY

The base monthly rent of $1,350.00 does not include pets.

If any pets are kept, housed, or regularly allowed on the property, an additional $25.00 monthly pet fee will be added to the rent.

No Pets: $1,350/month
With Pet(s): $1,375/month

All pets must be disclosed to and approved by the landlord before being brought onto the property.

The tenant is responsible for all damage, odors, stains, excessive cleaning, pest treatment, or other costs resulting from a pet.

Pets may not create excessive noise, become a nuisance to neighbors, or create an unsafe or unsanitary condition on the property.

The tenant is responsible for promptly cleaning up and properly disposing of pet waste.

NO SMOKING POLICY

Smoking is not permitted inside the residence.

This prohibition applies to tenants, household members, occupants, and guests.

The tenant is responsible for cleaning, deodorizing, repairs, or other costs resulting from unauthorized smoking inside the residence.

PARKING POLICY

Tenant parking is permitted in the driveway only.

The driveway can comfortably accommodate up to three vehicles.

Vehicles may not be routinely parked on the lawn, landscaped areas, or other areas of the property not intended for vehicle parking.

Vehicles kept at the property must be operable and properly maintained. No abandoned or inoperable vehicles may be stored on the property without prior written approval from the landlord.

TENANT MAINTENANCE RESPONSIBILITIES

The tenant is responsible for reasonable routine care and upkeep of the property during the lease term.

Tenant responsibilities include:

* Keeping the interior of the residence reasonably clean and sanitary.
* Keeping the yard and exterior areas reasonably maintained and free of excessive trash and debris.
* Properly disposing of household garbage.
* Replacing ordinary light bulbs as needed.
* Promptly notifying the landlord of plumbing leaks, electrical problems, HVAC issues, water intrusion, structural problems, or other conditions requiring repair.
* Taking reasonable precautions to prevent damage to plumbing, appliances, fixtures, flooring, walls, doors, and other parts of the property.
* Avoiding flushing or disposing of inappropriate materials through toilets, sinks, or drains.
* Preventing unnecessary damage caused by negligence, misuse, household members, guests, or pets.
* Keeping the property reasonably clean to help prevent pest infestations.
* Not making alterations, painting, installing permanent fixtures, or making significant repairs without the landlord's prior approval.

The tenant is responsible for the cost of repairing damage caused by the tenant, occupants, guests, or pets beyond ordinary wear and tear.

The landlord remains responsible for repairs and maintenance that are the landlord's responsibility under the lease and applicable law, provided the problem was not caused by tenant misuse, negligence, or damage.

EARLY TERMINATION

The lease requires a minimum 12-month commitment.

If the tenant moves out or terminates the tenancy before the end of the lease term without a written agreement releasing the tenant from the lease, the tenant remains responsible for amounts legally owed under the lease, including applicable unpaid rent, damages, cleaning expenses, and other lawful charges.

The security deposit may be applied toward amounts lawfully owed by the tenant as permitted by Mississippi law. Any remaining security deposit will be handled according to applicable law.

NOTICE TO VACATE

The tenant must provide at least 30 days' written notice before the intended move-out date.

Providing notice does not eliminate the tenant's obligations under the one-year minimum lease term.

PROPERTY CONDITION

The tenant must maintain the home in a clean, sanitary, and reasonable condition throughout the tenancy.

The tenant is responsible for damage caused by the tenant, household members, guests, or pets beyond normal wear and tear.

PROFESSIONAL DEEP CLEANING AT MOVE-OUT

Upon moving out, the tenant is responsible for having the residence professionally deep cleaned at the tenant's expense.

Professional cleaning should include, as applicable, floors, bathrooms, kitchen, appliances, cabinets, countertops, fixtures, and other interior areas.

The landlord may request reasonable proof or a receipt showing that professional cleaning was completed.

All personal belongings, furniture, trash, and debris must be removed before possession of the property is surrendered.

KEYS & POSSESSION

All keys and other property-access devices must be returned to the landlord when the tenant vacates.

The property will not be considered fully surrendered until the tenant has vacated, removed personal belongings, and returned possession to the landlord.

FORWARDING ADDRESS

Upon move-out, the tenant should provide the landlord with a current forwarding address for security-deposit correspondence and other necessary communications.
