A cozy, well-cared-for single-family home with 3 bedrooms and one bathroom, new flooring and fresh interior paint. Two separate storage spaces for tools and household items, plus a large yard. Available November 2026.

Rent includes yard care. All utilities are the tenant's responsibility.

We're looking for clean, responsible tenants who want to make this a welcoming home and will care for the property as if it were their own: keeping it clean, handling small everyday tasks, and reporting any repairs right away.

REQUIREMENTS (the same for every applicant)
 Income: verified household income of at least $7,800/month (3x the rent). Accepted proof includes pay stubs, gig app earnings summaries (Uber, Lyft, DoorDash, Instacart, Amazon Flex), or business records with bank statements. For self-employment, income is counted after business costs. With a housing voucher or subsidy, the requirement applies only to your portion of the rent.
 Bank statements: the 3 most recent statements for every account, with an average combined month-end balance of at least $2,600. Large deposits may need to be explained.
 Rental history: landlord references for the past 5 years.
 No eviction judgments in the past 5 years and no unpaid balances owed to a previous landlord.
 Credit and background screening through Zillow.
 Every adult who will live in the home applies.
 Residential use only: no business vehicles, inventory or equipment stored at the property.
 Co-signers are not accepted.
 Every applicant tours the home before the application is reviewed.

Lease at a Glance

Here's a simple overview of what to expect. The full written lease will be reviewed together and signed before move-in.

The basics
 1-year lease, then month-to-month unless we sign a new lease
 Rent: $2,600/month, due on the 1st (a late fee applies after the 3rd)
 Security deposit: $2,600
 First month's rent and deposit are due before you get the keys
 Rent includes yard care. You set up and pay all utilities (PG&E, water, sewer, garbage, internet)

Living in the home
 Everyone 18+ who lives in the home signs the lease
 Guests are welcome for up to 14 days in a row (21 days a year)
 No smoking or vaping inside
 Residential use only: no business vehicles, inventory or equipment stored at the home. Working from home on a computer is fine
 Driveway parking for your personal vehicles

Animals
 No pets
 Service and support animals are welcome and are not charged pet fees. All animals must be well cared for, house-trained, up to date on licenses and vaccines, and secured during maintenance visits
 You're responsible for any damage caused by an animal

Taking care of the home
 Renters insurance is required (at least $100,000 liability) for your whole stay
 Please report repairs right away in writing (text or email), and call for emergencies
 You handle small things like light bulbs and smoke alarm batteries. I take care of the structure, plumbing, heating, electrical and appliances
 Please ask before painting, changing locks or making any changes
 Maintenance check-ins every 6 months, always with at least 24 hours' notice

Moving out
 Give at least 30 days' written notice
 Leave the home clean and in the same condition as move-in, except normal wear
 Your deposit and an itemized statement are returned within 21 days, as required by California law

My only issue with this area is there are quite a few drug dealers and users that will harass you if you take your dog to said field. Really the next option is going to Curtola (5 minute drive, 30 minute walk). So, hopefully you have a car so you can find a dog park that is a 20 minute drive away. "

    "This place is a dump. A homeless camp is always popping up and thriving two streets away. You call the city, it takes three months to get the camp cleaned up then two weeks later, it’s back in full swing. The potholes on my street messed up my alignment in my car. They keep getting bigger and bigger. The school down the street is full of trash from the students and I’ve found discarded drug paraphernalia such as needles, drug baggies, and crack pipes. "
