Approval Criteria:
All applications are evaluated one at a time, in order of submission, and the first complete and qualified application will be offered the lease. You will not be discriminated against on the basis of race, color, national origin, religion, sex, familial status, disability, gender identity, sexual orientation, or source of income.

Identification: All applicants over 18 must provide current state-issued photo identification at the time of application. Please include a copy of it with your application.

Employment Requirements: Employment will be verified if it is the primary income source for your rent payment. Employment history should reflect 6 months with current employer and/or 6 months with previous employer. Recent graduates must provide proof of enrollment or graduation. Self-employed applicants must provide a current CPA prepared financial statement and 2 years tax returns. Please provide 2 most recent pay stubs or CPA prepared financial statements, and 3 months savings acct balances with your application to verify income and employment.

Income Requirements: The combined gross income of all applicants must be 2.5 times the monthly rental rate. Applicants that do not meet the above employment or income requirements must provide a cosigner and/or savings account statements showing a minimum balance equal to 12 months of rental payments for at least the 3 previous months.

Rental History: Applicants must provide name, address, phone number, email address and dates of tenancy for previous landlords for five years, and must have a verifiable rental history. An application will not be approved if there are any previous evictions, defaults in lease agreements, untimely rental payments, or outstanding balances owed to another landlord. Please include dates of residency along with contact information for 5 yrs residential history with your application.

If you do not have 5 yrs rental history due to ownership of a home, then please provide 2 yrs mortgage statements. If there are any late payments, your application will not be approved unless you only have one late payment and can show an additional 2 yrs with no late payments.

If you do not have 5 yrs rental history for other reasons, you may still be approved by paying last month rent at move in and an increased deposit.

Credit History: Your credit must reflect that all accounts are current. Any bankruptcy must have been discharged at least one year from the date of application and can qualify with additional deposit and first and last month's rent due at lease signing. All collection accounts must show as being paid in full. Exceptions may be made under some circumstances (eg medical bills, but will require a letter of explanation and increased deposit). Applicants with past due accounts and collections may qualify with payment of last month's rents and increased deposit at lease signing.

Criminal History: A criminal background check is needed of all applicants. If criminal history is found, an individualized assessment of the applicant's criminal history will be conducted. An applicant may submit mitigating evidence of good conduct and rehabilitation that have occurred since any conviction or recent criminal activity. Your application will be rejected if you have been convicted for any type of crime that would be considered a serious threat to the rental property, other residents, or neighbors.

Students: Full-time students can qualify with written verification of financial aid, parental support, scholarships, and/or supplemental savings equal to 12 months of rental payments.

Maximum Occupancy: 2 persons per bedroom for single family homes, 1 person per bedroom for single room rentals.

Animals & Pets: Pets may be approved on a case by case basis, and if approved, will require an additional deposit and monthly pet rent.

Smoking: This is a non-smoker's residence only. Smoking and/or vaping is not permitted on the rental property, inside or out.
