Full, over 1100 sqft, three bedroom, one bathroom basement ADU approved apartment in my Sandy, UT home on a beautiful one-acre horse property with horse boarding available. Close to biking, walking, and horse riding trails. It's a straight 7 block walk N/S to the nearest light rail TRAX station, with a short walk to the bus stop at 10600 South at the end of my street. Three bedrooms (10'x12', 9'x12',9'x12'), family room (17'x11'), landing (8'x12'), kitchen with fridge, stove, microwave, sink, disposal, cabinets and a large storage area with shelves and W/D hookups. Use of upstairs W/D in garage also available for free.

Locked entrance at bottom of stairs descending straight from garage through upstairs kitchen. Separate entrance to be installed with separate driveway, in the next year or so. Use of outside deck, patio with fire pit, swing set, trampoline, tree swing and zipline.

Wonderful friendly, established, inclusive neighborhood with lots of young children and a mix of older retired people too. Easy access off I-15 and 10600 S, close to South Towne Mall, other shopping, schools, parks, trails and various different denomination churches.

No smoking. I love animals, am all gender preference friendly, allow pets ($300 deposit for pets) & can even board up to two of your horses (rate negotiable). I have rented my basement and boarded horses for over 30 years (am grandfathered in) and can provide references for both, upon request.

Will require background and credit check. Suggested debt to income ratio of 25% or $6000/month. $1000 deposit includes the $300 non-refundable pet deposit and $200 non refundable cleaning deposit (pro-rated if applicable). Six month lease (negotiable if replacement renters found sooner). Proof of renters insurance required.
