Rent Payments:
Monthly Rent: $2,200.00, payable on the 1st day of each month. Tenant shall pay $2,200.00 for the first and last month's rent at the time of signing this lease.
Payments shall be made via cash, Zelle, or money order:
Security Deposit:
Tenant shall pay a security deposit of $2,200.00 upon signing this Lease, held to cover damages beyond normal wear and tear. The security deposit will be returned within 30 days after the lease termination, minus any deductions for damages or unpaid rent.
Pet Deposit and Restrictions:
Tenant may keep (TBD) with a non-refundable pet deposit of $300. Tenant is responsible for all damages caused by pets, including carpet stains , odors, and scratches. If pet damages exceed the pet deposit, the remaining balance will be deducted from the security deposit or invoices directly to the tenant.
Renters Insurance:
Tenant is required to obtain renters insurance with a minimum liability coverage of $100,000. Proof of insurance must be provided to the landlord before moving in and must be maintained throughout the Lease term.
Maintenance and Repairs - Tenant Responsibilities:
-Maintain cleanliness and proper care of the premises
-Replace standard items like light bulbs, air filters, and batteries for smoke detectors
-Notify the Landlord immediately of major maintenance issues
Maintenance and Repairs - Appliance and Fixture Damages:
Tenant shall be financially responsible for any damages to appliances, fixtures, or plumbing caused by misuse or neglect.
Carpet and Flooring Damage:
-Tenant agrees to professionally clean carpets at move-out
-Any pet related carpet damage (stains, odors, or excessive wear) will be deducted from the pet deposit or security deposit.
Utilities:
-Tenant is responsible for utilities, including electricity, water, internet
Occupancy:
The premises shall be occupied only by the individuals listed in this Lease. Subletting or unauthorized occupants are prohibited.
Entry and Inspections:
Landlord may enter the premises with 24 hours' notice for inspections, repairs, or to show the property to prospective tenants or buyers.
Termination and Renewal - Notice to Vacate:
Tenant must provide a written 30 day notice before vacating the property
Early Termination:
Tenant agrees to pay an early termination fee equal to two months' rent, unless mutually agreed otherwise.
Default and Eviction:
Failure to pay rent or abide by the terms of this Lease may result in evictions as per Texas law.
Governing Law:
This Lease shall be governed by the laws of the State of Texas
