Description

Come be our neighbors in charming Rosemont, a quiet, walkable neighborhood between Old Town and Del Ray.

You'll feel right at home in this 2 bedroom, 2 bathroom duplex unit with a bonus office/rec room/studio in the finished basement space.

This is an "over-under" duplex. We - the owners and managers - live on the second floor. We have lived here since 2021, and we love this quiet but convenient neighborhood with kind, welcoming neighbors.

We're transparent and pro-renter. We encourage you to look over all details of the listing and ask any questions you like.

*Great amenities*
- Private porch.
- Hardwood floors and colorful accent walls
- Fantastic chef's kitchen with stainless steel appliances and dishwasher
- Working wood burning fireplace for those romantic winter evenings
- Private clothes washer and dryer and limited storage in the basement.
- Abundant natural light when you want it, custom blinds for when you don't.
- Well-maintained central air conditioning and plenty of ceiling fans.
- One garage space for off street parking or storage (electric cars and bikes welcomed). No car? No problem. Garage space can be negotiated out of the total rent, just ask.
- Shared lawn space and fire bowl.
- Trash, curbside compost pickup, glass recycling, water, sewer and internet included.

*So walkable and convenient*

Where can you walk to from here?
5 minutes to Rosemont Cellar (cafe) or Lena's Wood fired Pizza
8 minutes to Braddock Road metro
13 minutes to Alexandria Amtrak/VRE station
15 minutes to King Street metro station
20 minutes Del Ray farmer's market or most restaurants in historic Old Town

*How about transit times?*
On the Yellow Line, it's 30 minutes to L'Enfant Plaza from the Braddock Road Metro.
With Metro and TSA Pre-Check, it's 35 minutes from your front door to your gate at Reagan National Airport (yes, we timed it.)
WMATA A11/A12 bus stops within two blocks, and DASH 33 bus stop is within 1.5 blocks.

*Why rent from us?*
We were renters before we took over the building. That means we've felt your frustrations before. We aim for a fair price, prompt service, and to live the idea of neighborliness.
We don't do pet rent or junk fees.
Paying for rental applications isn't fun, so we'll refund up to $50 per applicant if you're accepted and sign a lease with us.

As the tenant, you'll be responsible for your own electric and gas utilities.

We cover: water, sewer, 600mbps internet, trash, curbside glass recycling, and curbside compost.
Cats are welcome. Dogs will be accepted on a case by case basis.
No smoking inside.
Accessibility notice: this is a first-floor unit, but stairs are required to enter and exit the building, and to access laundry facilities and rec room/studio space.

Each person who submits an application will also need to authorize a criminal background report, eviction proceeding report, and pay for a credit report.
If your application is accepted and you sign a lease with us, up to $50 in reporting fees per applicant will be refunded as a thank-you.

"My commute is excellent. I’m 13 minutes from work (I work in D.C.). I also live close to the metro and VRE if I wanted to use public transportation."
  • Bgjcytqbct
"You will see a lot of people walking their dogs. There are dog parks and activities for dogs in the area."
  • Trulia User
"We love Potomac West and specifically Hume Springs. A lovely and diverse townhome community close to everything, but still quiet and family friendly. "
  • Amanda
"Friendly neighbors, lots of young families, infants to young kids. There are too many major traffic arteries for kids to play outside unattended, but there are a few good parks and playgrounds. "
  • Art
"Art on the avenue, big flea, Del Ray cinema, Halloween parade, Turkey trot, chili cook off, Christmas tree lighting, first Thursday’s"
  • Phallon S.
"The public schools are not highly rated but most of the parents that send their children to these schools seem pleased. The admission process for private schools can seem intimidating but I think the experience will be rewarding"
  • Tamikohudson
"Nice small parks. Walking friendly, dog friendly .................................................................."
  • Lynn R. S.
"Inclusive liberal community interested in supporting environmental issues and wide age ranges. Xxxxxxxx"

"It’s gotten worse since Potomac yard was built up and Amazon will make it even worse. My commute time has doubled in the last 10 years to about 35-40 minutes."
  • ANN
"SO MUCH TO DO! Walk to the river and bike everywhere. I highly recommend this neighborhood and have lived here a decade."
  • Jgallisdorfer
"I've lived here for almost years. I have seen so much positive change. Nervous about the impact of the incoming Amazon invasion. Del Ray is the epitome of small town feeling. No chain restaurants or shops and a place that functions and feels like neighborhood. "
  • Crowleyc2001
"I work from home and therefore have no commute. There’s good access to public transit in the form of busses to the metro stations in Crystal City and Braddock Road. The neighborhood however is reasonably quiet considering its proximity to Route 1. "
  • Art
"Big Flea, Art on the Avenue, Halloween Parade, Turkey Trot, Chili. Cook Off, Farmers Market, Christmas Tree Lighting, fFirst Thursday’s"
  • Luke W.
"Very active, family friendly neighborhood with nice neighbors and locally-owned businesses. Everything is very walkable with two Metro stops within a mile of the Del Ray neighborhood. Community events nearly every weekend in the Spring, Summer, and early Fall. The Del Ray Farmers Market is every Saturday from 8-12 pm. Love this great neighborhood. "
  • Luke W.
"It’s like living in Pleasantville. No crime, friendly neighbors, small businesses, and beautiful homes. What’s not to love?!? Del Ray is the best neighborhood in the DMV. "
  • Michael Chapman
"There is the perfect mix of amenities. There is shopping at Potomac Yard, restaurants in Del Ray, and bike paths and nature at Four Mile Run. I saw a Blue Heron there the other day, and people fish there every day. It’s a quiet neighborhood and very friendly. "
  • Jessica G.
"I appreciate the diversity of the neighborhood. There’s a nice mix of working class and business professionals, folks are generally friendly, great restaurants from cheap to expensive and many one of kind places (the Nepalese restaurant that’s close by is to die for!)."
