RENTAL QUALIFICATIONS AND APPLICATION REQUIREMENTS
Gateway Property Management Inc. evaluates completed applications using consistently applied rental criteria and in compliance with all applicable federal, state, and local fair housing laws. Meeting the minimum qualifications does not guarantee approval.

GENERAL RENTAL QUALIFICATIONS
No-Smoking Policy: Smoking is prohibited inside the residence and anywhere else on the property unless a specific area has been designated in writing.

Applicant Age: Each proposed occupant who is 18 years of age or older must submit a separate rental application. Legally emancipated minors may apply in accordance with applicable law.

Income Standard: The household's combined gross monthly income must generally equal at least three times the monthly rent. All income used to qualify must be lawful, verifiable, and reasonably expected to continue.

For applicants receiving a government rent subsidy, the income requirement will be based only on the portion of rent the applicant will be responsible for paying.

Credit Qualifications: Applicants are generally expected to have a credit score of at least 620 and demonstrate an acceptable history of meeting financial obligations. Credit history may be reviewed for significant delinquencies, unpaid rental balances, collection accounts, tax liens, and unresolved or undischarged bankruptcies.

Applicants receiving a government rent subsidy will be offered the opportunity to provide lawful and verifiable alternative evidence of their ability to pay their portion of the rent in place of reliance on credit history, as required by California law.

Rental History: Applicants should have at least one year of verifiable rental or housing history demonstrating timely payments, proper care of the residence, and no outstanding balances owed to a prior housing provider. Applicants without an established rental history may be evaluated using other lawful and verifiable information.

Eviction History: Prior eviction judgments, unpaid landlord balances, lease violations, and other relevant rental-history information may be considered as part of the overall application review. An eviction filing alone does not necessarily result in automatic denial, and each application will be evaluated in accordance with applicable law.

Occupancy Standard: Unless otherwise required by law, the general occupancy guideline is no more than two occupants per bedroom, plus one additional occupant for the household. Occupancy limitations may vary based on the property's size, configuration, applicable codes, or an approved reasonable accommodation.

Move-In Funds: All required move-in funds must be received and verified before possession is provided. Payment must be made using an approved method, which may include certified funds, money order, cashier's check, or an approved electronic payment.

Renter's Insurance: Evidence of an active renter's insurance policy meeting the lease requirements must be provided before occupancy and maintained throughout the tenancy.

Utilities: When utilities are the resident's responsibility, confirmation that the required utility accounts have been established may be required before keys or possession are released.

COMPLETING THE APPLICATION

An application will not be considered complete until the property has been viewed, either in person or through an approved alternative, and a complete application package has been received from every proposed adult occupant.

Each applicant must provide the following:

Application Form: A fully completed online application or Application to Rent containing complete current and prior employment, income, and rental-history information. Requested dates and valid contact information for employers and housing providers must be included. Each applicant must review, acknowledge, and agree to the application terms.

Supporting Documentation: All requested supporting documents must be submitted in a clear, legible format. Electronic documents should be provided as PDF files whenever possible. Please do not submit original documents.

Income Documentation: Applicants may be asked to provide the most recent three months of income documentation. Depending on the applicant's pay schedule, this may include recent pay statements, itemized bank statements showing deposits, benefit statements, or other lawful and verifiable proof of income.

Recent Employment: Applicants employed for fewer than three months may be asked to provide a signed employment-verification letter on company letterhead stating the applicant's start date, employment terms, position, and compensation.

Self-Employment: Self-employed applicants may be asked to provide the two most recent years of tax returns, current business and personal bank statements, and a year-to-date profit-and-loss statement or other documentation reasonably verifying income.

Additional Income: Applicants wishing to use additional lawful incomeincluding benefits, support payments, retirement income, or other recurring fundsmust provide documentation sufficient to verify the amount and anticipated continuation of that income.

Government Rental Assistance: Applicants using a government rental subsidy may be asked to provide a current voucher or eligibility documentation, the applicable calculation or payment summary, and other program documents reasonably necessary to process the tenancy. All lawful sources of income and rental assistance are accepted and considered in accordance with California fair housing law.

APPLICATION PROCESSING AND SCREENING FEES
Completed applications are reviewed according to Gateway Property Management Inc.'s written screening criteria and in the order in which they are received. The first applicant or applicant group that satisfies all established screening requirements will be approved, subject to final verification and execution of the required rental documents.

An application screening fee will not be charged unless and until the application is actually being considered. If a screening fee is inadvertently collected for an application that is not considered, the fee will be refunded within seven days or, at the applicant's election, may be applied toward an application for another available Gateway-managed property.

Applicants who pay a screening fee will receive an itemized receipt. When a consumer credit report is obtained, a copy of that report will be provided to the applicant within seven days after Gateway receives it. Any portion of the fee not used for an authorized screening purpose will be returned as required by California law.

Submitting an application does not reserve the property or create a tenancy. Approval is subject to verification of all information, satisfaction of the property's screening criteria, payment of required move-in funds, and execution of the rental agreement by all required parties.

The only major complaint I have about the neighborhood I live in now, is that vehicles have a tendency to not realize how fast they going intentionally or not it can be frustrating. All in all I love living here. The elementary school is just a few blocks away for my son to attend and for my daughter to catch the bus. That is another fantastic perk about this neighborhood, the public transportation, MAXX bus is literally just around the corner!! I live within walking distance of two different parks. I am close to the shopping center, pharmacy, retail stores and almost every type and kind of fast food you could imagine."
