QUALIFICATIONS: Each adult (18 or older) that will occupy the property must complete the application and screening process. Combined gross household income must equal at least three times the monthly rent.

Applicants with no credit or a limited credit history may still qualify. A low credit score may be considered when it results primarily from having a limited or insufficient credit history. However, negative payment history involving voluntarily opened consumer accounts (including collections, late payments, past-due balances, charge-offs, bankruptcies or similar derogatory items) may adversely affect approval.

Applicants may not have an unsatisfied eviction, a pending eviction or lockout involving their current residence, or an unpaid balance owed to a previous landlord. Credit, rental history, income, identity and relevant criminal history will be evaluated in accordance with applicable law.

ANIMALS: All animals that will live at or regularly visit the property must be disclosed and approved before occupancy. Monthly animal fees are charged per animal as follows:

Under 20 lbs: $25 per month
20 60 lbs: $50 per month
60 100 lbs: $75 per month
Over 100 lbs: Subject to approval
