Cedar Cottage. Rad backyard cottage with private/personal indoor/outdoor living space on urban homestead-y/permaculture-y property in inner springfield. ~200 sq foot cottage with hardwood floors, softwood ceiling, cedar beams, large windows. ~400 sq foot personal outdoor living space with expansive covered awning, masonry floors. outdoor kitchen with grey water and storage pantry. Private outdoor shower, propane on-demand with grey water. Shared toilet (mostly yours as its a second, half bath in the shop) and laundry on site in main house through private entrance. Some other things: Cottage is insulated and pretty cool in summers, heated with wall unit convection heater. Shower is two person. All utilities included. Super close to downtown springfield in the Meadow park neighborhood. Close to big park, bike paths, river.

Homestead-y/permaculture-y urban property. Buzz words aside: chicken tractor, annual garden, space for you to garden, ~20 fruit trees, ~30 fruit bearing shrubs/vines, ~30 medicinal perennials, rainwater management, irrigation, bees, compost - its cool. The space is still developing, I've lived here for two years and there's much more to do. A couple of relevant near term projects include wood fired sauna (see unfinished white shed in photo), always more planting, significant rainwater catchment/distribution system.

Social situation/community. It seems this situation is something between shared and a typical rental, given the cottage is in backyard of homeowner, me. I considered posting in the 'rentals' section, but given the shared spaces its closer to a roomshare. I'm looking for one person (sorry no couples or families) who understands and respects boundaries, including social and physical space and someone with some shared interests. There are shared and private spaces outdoors and inside the main house, so an understanding of how to navigate/respect these distinctions is paramount. The cottage, the outdoor shower, the cottage patio are all private spaces for whoever lives here. The indoor bathroom is shared. I'll add that I've lived in several types of intentional communities from house-shared to eco-village. I've also lived in un-tentional ones that became toxic or near toxic - no good! I practice respectful, honest communication, clarify boundaries and expectations. I'm a parent so kid(s) are around. I work from home so I am around. I'm pretty fun and enjoy people. Ultimately, tenant needs to be 100% into their own thing, and still looking for someone enjoyable to have around/peer/friend/etc.

There is a really nice homemade bed (no mattress) frame in the room. It is raised with storage, shelves, and clothes hangers rack underneath. It is made with oiled cedar. Outdoor curtains are going up this weekend. Shelves in pantry. Propane stove.

Terms. Month to month lease with 30 days notice. For move in, I need first and last month rent + 500$ security deposit that is fully refundable. I'd like to find someone that wants to stay for a few years, but if it doesn't feel right to either of us, then no one wants to be locked in a lease. Yuck.

Other terms. Significant amounts of work trade is available. Rate depends on skill, but all rates at (or above) (what should be) federal minimum wage, 15$/hour. I could provide work trade opportunities for the entirety of rent. There's a ton of stuff to do here and I have a pretty expansive vision for this space. That said, I'm looking for person that will not depend on work trade for rent and has income. I'm an educator and would teach as opportunities arise/tasks require.

A few deal breakers: drug/alcohol/tobacco addiction, racism, homophobia, super consumerism, or anything unsafe for young kids. Sorry no cats or dogs - want to avoid allergies, poop and death of songbirds. I am also only renting to/for one person.

Given the landmate nature of this rental, I am looking for the right person. Its difficult to get a sense of folks from brief emails or a simple request for me to contact you.

    "There’s a walking/bike path that goes a few miles. Starting near shopping and bus lines it goes around parks and school, even a tennis court. Lots of grass along the way for your dog to relieve himself. Most people are decent enough to clean it up. The path ends up over near a river and a new path that runs another direction along nature area with wildlife for your dog to bark at. "
