Welcome to the mountain life! Cute A-frame cabin in the mountains! Pinewood Springs is a quaint, peaceful mountain community between Estes Park and Lyons. Breathtaking mountain views and fresh air. Beautiful one bedroom, one bathroom A-frame cabin with kitchen. Live the rustic but posh life between Estes Park and Lyons. Natural lighting from plentiful windows and skylights. Real raw brass fixtures and doorknobs. Rainfall shower head. Comes fully furnished, with kitchen table, four beds, hide-a-bed pull out sofa, chair, refrigerator, stove/oven, microwave. Stay toasty in the winter with a fire woodstove. Only 30 minutes away from Rocky Mountain National Park. View wildlife, such as elk, deer, and even bears right here on the property!

Available August 1, although landlord is flexible on the start date, and lease would go until June 30, 2022 with opportunity to renew. Landlord is flexible on lease length, so let's discuss!

High-speed internet/WIFI calling included (paid by landlord).

Rent includes weekly garbage pickup and bear-proof trashcan (paid by landlord). Any container used for garbage must be bear-proof, but landlord provides a 96 gallon bear-proof can for renters.

Tenant pays for water and septic. Water is a cistern and water delivery typically costs $125 for 1000 gallons, unless you haul it yourself, in which case it is $0.10 a gallon in Estes Park. Septic costs around $425 to drain a 2250 gallon tank. The previous tenant (one person, not a family) only had to drain the septic less than once annually and was spending less than $100/month on water delivery and approximately $50/month on electricity. These numbers are only estimates.

Tenant responsible for heating/electric. Cabin is heated by a small but powerful woodstove. Landlord has a nice sized woodpile that you can use. Logs are cut to fit the stove but you must split them yourself. Ax included. You are welcome to gather firewood on the property (1.3 acres) from any fallen trees, logs, or sticks. You are not allowed to cut live standing trees or tree limbs. The woodstove can get very warm and we have never had a problem heating the cabin during the winter. The stove is rated to heat 1,200 square feet, and this cabin is 641, and it has proven more than sufficient to previous tenants. However, if it gets especially cold, landlord has an electric space heater available, and you are welcome to purchase/bring more electric space heaters, as many as you need to heat the place.

Tenant can park anywhere in the driveway or in the flat parking area at the top of the driveway. There is enough room to park three vehicles. A 4WD vehicle is highly recommended. The driveway is fairly steep and long, and it can be difficult to get down, especially with snow/ice. Renter pays for any driveway plowing that's necessary. Landlord has a friend in town who plows it for $40 each time, and it usually requires plowing at least five times a year.

Washer/dryer access available in the basement. During the winter, you will need a snow shovel to shovel out a path to the basement

This is mountainous, wild, somewhat steep terrain. In addition to wild animals, it can get icy or muddy, which can impact traction. There are no concrete sidewalks or driveways. Landlord not responsible for falls/injury. Renter must keep all walkways and stairs free of ice and snow.

Floor is made of real wood and is not waterproof. Tenant will need to wipe floors as soon as possible to keep prolonged contact of snow/ice/water/mud off floors, especially during winter. Floors should only be mopped with WOCA products (provided by landlord).

Cabin is fully furnished, but you will need to bring your own plates, cookware, towels, and bedding.

To keep the cabin looking clean and fresh, tenant is not allowed to hang pictures with nails, screws or other things that will disfigure walls. Furniture should not be rearranged/moved.

Tenant is responsible for keeping basement heated sufficiently to avoid pipes bursting in winter/freezing conditions. Landlord provides space heaters and pipe tape. Tenant will need to drip both sinks and shower during freezing temperatures.

Brass fixtures/doorknobs are naturally patina'ed for an antique look. Tenant is not to use any cleaning solutions on the brass, other than water. Brass is a naturally anti-microbial surface. If tenant were to use cleaning solutions that remove the tarnish, it would take years to get back to the same stage of patina.

No smoking (tobacco, marijuana, or anything else).

Previously have had a "no pets" policy, but would be willing to consider pets on a case-by-case basis.

First month's rent, last month's rent, and refundable deposit equal to one month's rent due up front.

The community is respectful of privacy but extremely helpful if needed-- as witnessed in the floods. Lyons is a close 10 miles away with a vibrant art and music community and delicious restaurants. Estes park is about 15 minutes away, which is where Rocky Mountain National Park is. There is a ton of wildlife too. Definitely a slice of heaven. "
