THE SKINNY: This historic charming 2 bedroom home is situated just a hair off San Marco Avenue, very close to the Florida School for the Deaf and Blind! Amazing daytime sun is available in gobs on the patio with seating, or enjoy the shady fire pit area in our fenced in yard, perfect for pets. The home is situated just a few minutes drive from downtown and Vilano Beach and is a prime location for wedding or event attendees being held at the Fountain of Youth or Carriage House, as well as many other wedding venues! Enjoy your coffee in the shade, a drink in the sun, light up the fire pit at night or cook in our well equipped kitchen for a movie night in!

THE PROXIMITY: Central to downtown, uptown, Vilano Beach and US Highway 1 which takes you to all parts of St. Augustine quickly for shopping, eating and seeing other areas of the city! The walkability of this home to shops, restaurants, coffee spots, museums and even our public library is unparalleled.

THE SPACE: The home itself sleeps 4 comfortably in 2 bedrooms, each with a King bed. The kitchen is equipped to service 4+ people to eat together for a great night in! The TV\'s are all Smart TV \'s, so simply login to your Netflix, Hulu or HBO account to enjoy your favorite movies and shows.

THE LAYOUT - Unit A has a solid 2/1.5 layout:
BEDROOMS: Each bedroom has a King bed.
BATHROOM: The full bathroom is located in the main hall for easy access. The bathroom features a shower/tub combo.
HALF BATH: Within one of the two bedrooms.

AMENITIES: Linens and towels included. Patio with seating, wood burning fire pit (wood not provided). Large comfy living room seating and well outfitted kitchen. Laundry machines are in a dedicated laundry closet in the dining area.

OPEN LIVING: The kitchen is situated adjacent to the living and dining area so everyone can be together whether lounging, dining or cooking! We outfit the kitchen with one roll of paper towels, a few starter trash bags and dishwasher pods for your first couple of days.

PARKING: The driveway is shared with the long term tenants living in the home at the back of the property. Do not block main driveway or entry/exit of driveway from street. Park your vehicle on the gravel directly in front of the 10 Sylvan house, staying as close as possible to the white fence on the left. Pull up as far as possible so if you have two vehicles they can be parked bumper to bumper without blocking the rest of the driveway. We do not provide any other parking.

LAUNDRY: We offer a laundry room with washer and dryer, starter laundry pods, iron and ironing board and some basic cleaning supplies for your convenience.

HISTORIC DOWNTOWN ST. AUGUSTINE: Just a 4 minute drive south on San Marco is historic downtown St. Augustine! Take a tour, enjoy the rich Spanish history, the architecture, the food and craft cocktails and all that our pleasant waterfront town has to offer. BEACHSIDE FUN IN THE SUN: Our beaches are unparalleled! We really know how to enjoy what nature has blessed us with here in our quaint little St. Augustine. This home is situated minutes from Vilano Beach which we can guide you to after booking confirmation. You can also drive to one of the public beach accesses on St. Augustine Beach about 20 minutes away to park and walk on.

TURN IT UP: Want to live on the edge? There are a couple of rental shops nearby where you can rent surfboards, paddle boards, snorkeling gear, you name it! Deep sea fishing charters and boat rentals are also available in multiple places throughout town. Delivery bike rentals available via a local company. Contact me for recommendations.

LAUNDRY SERVICE: We have laundry machines in the house, but on vacation, it\'s up to you if you want to do laundry at all! If you would like to partake, our brand new commercial laundromat The Queen\'s Laundry is offering pick up and drop off wash-dry-fold service to the St. Augustine area. The cost is per pound and they will work out payment with you directly. They simply ask for 1 day\'s advanced notice for a pickup request and a 24 hour turnaround time for completing and returning your laundry.

SECURITY DEPOSIT: In lieu of a traditional security deposit charge or authorization hold for a large sum, we will instead charge a one-time non-refundable incidentals fee to your stay of $49. This fee acts as insurance for minor damages and covers you up to a max of $500 of damage. You may elect to increase your incidentals fee for more coverage ($99 for $1000 of coverage, $149 for $1500 of coverage, $199 for $2000 of coverage and so on and so forth). IMPORTANT: Guests must report to us any damage that has taken place during their stay before checkout, otherwise the incidental fee coverage is null and void. In this case, we reserve the right to charge the the full amount of repairing or replacing the damaged items to you. Your insurance coverage amount ($500) is not the max that you are responsible for. If damages exist beyond your coverage amount we will document this with photos and professional estimates of repair, and bill you for the repairs or replacements. Contact us to schedule a showing.
