Utilities:Tenant is responsible for all utilities, including the city utility bill (water, sewer, garbage, and gas) as well as the electric bill through Puget Sound Energy. Subject to fine if not paid on time.

Qualifications:

*Renter's Insurance: Proof of renter's insurance is required prior to move-in and must be maintained for the duration of the lease.
*Background check: must pass a background check during application process.
*Income: needs to be 2.25x the rent
*credit score: 720+

Yard Maintenance: Tenant is responsible for maintaining the yard, including routine lawn care and landscaping upkeep.

Maintenance: Tenant agrees to promptly report any maintenance concerns and maintain the property in a clean, orderly condition throughout the lease term.

Smoking: No smoking or vaping of any kind is permitted inside the home.

Pets: Up to two dogs are permitted with landlord approval. Additional pet terms or deposits may apply.

Parking: street parking with up to 2 spots available in back alley.
