Applying to rent this property includes the following:
1) In-person viewing of the rental property required. No application will be considered accepted until all potential tenants have completed an in-person walk through.
2) Applicant arrives on time for showing appointment
3) Positive government issued picture ID
4) Completed application for every occupant 18 years and older. Application not considered accepted until all potential tenants have completed the application in full.
5) A non-refundable application fee for screening each tenant
6) Applicant(s) able to pay the required deposit and rent at time of approval
7) For multiple applicants, all applications must be received in full before they will be considered. Group applicants may combine income to meet the 3x requirement.
8) A lease will be emailed to tenant(s) if an application is approved. Applicant(s) have 24 hours to accept/sign the lease and pay the deposit of one month's rent. If these criteria are not met the application will be denied.

Income and Employment Requirements:
1) Proof of verifiable employment and/or verifiable source of income for at least 6 months.
2) Adequate gross income to rent ratio 3:1
Income for W2 employees can be verified with 2 most recent pay stubs in last 60 days and a fully executed job offer letter/contract.
Income for self-employed individuals verified by 3 months bank statements and signed tax returns for the last 2 years to show predictable income

Credit Requirement:
A credit report from a third-party agency. No history of unlawful detainer actions or evictions allowed. No collections related to rental history. Collections, outside of rental related collections, totaling $250 or more may be grounds for denial. Previous tenant screening reports not allowed.

Smoking Policy:
No smoking inside the property

Rent Increases & Notices:
Any rent increase will follow Seattle regulations.

The landlord is prohibited from requiring disclosure, asking about, rejecting an applicant, or taking an adverse action based on any arrest record, conviction record, or criminal history, except for registry information as described in subsections 14.09.025.A.3, 14.09.025.A.4, and 14.09.025.A.5, and subject to the exclusions and legal requirements in Section 14.09.115.
