- Design & Comfort: Enjoy 8-foot ceilings, oversized casement windows that allow great light/airflow, and tastefully colored, easy-to-clean concrete floors.
- Bedrooms & Baths: Two large bedrooms offer generous closets. Both bathrooms feature large vanities, subway tile with marble accents, and extra-deep bathtubs to unwind in.
- Comfort and Convenience: Unit includes in-unit laundry, central heat, and central air conditioning (A/C). The recent renovation included new electric and plumbing, including all plumbing fixtures.

The Location & Lifestyle:
- Unbeatable Walkability: You are steps away from Trader Joe's, King Soopers, Safeway, and a vibrant array of local coffee shops and restaurants.
- Parks & Outdoors: Governor's Park is right around the corner, and Cheesman Park is just a 10-minute walk away.
- Transit & Commuting: 6th and 8th Avenue provide instant access to I-25, I-70 and the Rocky Mountains.

Community Amenities:
- Relax in a large, professionally landscaped, and fenced backyard featuring a shared patio with ample tables and chairs.

Off street parking is available in a nearby surface lot for $100/month (the lot is just across the alley).

Zillow's fee disclosure is inconsistent and confusing. The required fees are:
Monthly Rent: $1995
Monthly Utilities (water, gas, electric, sewer and trash): $200

We have no other required fees, and no un-refundable deposits.

We charge back $200/month for electric, gas, water, sewer, and trash. This represents about 90% of the actual utility bill for the property based on the relative square footage of the apartment (we do not make money on these charges).

General
We only consider applications after at least one applicant has seen the apartment, preferably in person. Virtual tours are available for special circumstances. All adults who will live in the apartment must sign the lease, and satisfy eligibility requirements.

Credit requirements
All adults must have a minimum credit score of 630 and no collections or account defaults in the last 3 years.

Security Deposit: A credit score for any renter less than 675 requires 1 month's rent. Credit score for all renters above 675 requires 1/2 month's rent. Security deposits are fully refundable at move out if the apartment is left fully cleaned and in good condition.

We consider applications as we receive them (assuming at least one applicant has viewed the property), however we may consider factors like credit, desired move in date or other application information for applications received in close proximity.
