Income: Total household gross monthly income must be at least 2.5x the rent ($3,500/month minimum). Verifiable proof of stable income (paystubs or bank statements) is required.

Credit & Background: A background check and credit screening threshold of 600-620 applies. Applications showing active utility collections, recent vehicle repossessions, or prior eviction filings will not be approved.

ACREAGE & ACTIVE WORKING CATTLE FARM NOTICE:
The home is situated on a stunning 40-acre tract, but the surrounding acreage is an active, working cattle ranch.

Rental Boundary: The lease includes the residential home, the storage shed, and the immediate surrounding yard space only. For the safety of tenants and the protection of livestock, the surrounding pastures, gates, and wooded acreage are strictly off-limits to tenants, guests, and visitors at all times.

Farm Operations & Landlord Access: Because this is an active farm, the landlord retains full, unhindered daylight access to the surrounding 40 acres to perform standard agricultural maintenance. Please note that farm equipment, tractors, and mowers will be operated on the acreage in the surrounding area at times during daylight hours (such as brush hogging or clearing trees).

Lawn Care: Maintaining the immediate grassy yard space directly surrounding the home is entirely the tenant's responsibility.

OUTDOOR ACCOMMODATIONS:

Storage Shed: An on-site storage shed is included for tenant use. Note: Shed is provided "as-is" for personal storage use; storage of hazardous, flammable, or toxic materials is strictly prohibited.

Yard Space & Garden Potential: The immediate yard surrounding the home provides a clean, open half-acre canvas for someone wanting to establish their own seasonal vegetable garden spot or set up a private chicken coop.

Winter Heat Backup: In addition to central heat, the home features a freestanding gas heater as a secondary heat source. Because it runs on gas, you have guaranteed, radiant heat even during severe winter ice storms when the local electrical grid goes down keeping you perfectly safe and warm.

Garbage Collection: Weekly roadside trash collection is provided by the county. Tenants are responsible for setting their waste out weekly for pickup. Outdoor trash accumulation or open bag storage outside of collection day is strictly prohibited to keep local scavengers and wildlife away from the home.

COMPREHENSIVE PET POLICY:
We proudly welcome responsible pet owners! We allow cats and small-to-medium indoor dogs (under 35 lbs) with a clean previous landlord reference.

Pet Rent: An additional $50.00 per month, per pet, added directly to the base monthly rent.

Refundable Pet Deposit: A $500.00 refundable pet security deposit due at move-in to cover any potential animal-related physical wear or damage.

Non-Refundable Pet Fee: A one-time, $250.00 non-refundable pet fee due at move-in for animal-hosting administrative processing.

Note: Renters insurance with explicit pet liability coverage is required. Pets are strictly prohibited from being unattended loose in the yard or ever entering the cattle pastures. Yard fencing is standard agricultural barbed wire and will not contain domestic animals.

1. Move-In Costs & Monthly Rent:

Monthly Rent: $1,400.00 per month, due on the 1st.

Upfront Move-In Cost: $2,800.00 total (First month's rent + Last month's rent acting as the security deposit).

2. Applicant Income Qualification:

Income Requirement: Total household gross monthly income must be at least 2.5x the rent ($3,500/month minimum). Proof of stable income and verification are required during application. Min credit score threshold applies.

3. Active Cattle Farm Boundaries & Right to Farm:

Leased Boundary: The lease includes the residential dwelling and its immediate surrounding yard space only.

Pasture Rules: The surrounding 40 acres of active, working cattle pastures, timberland, and farm gates are strictly off-limits to tenants, guests, and domestic pets at all times for livestock safety and liability protection.

Farm Operations: Landlord retains full, unrestricted daylight access to the surrounding 40 acres to conduct regular agricultural work, including operating heavy farm equipment, tractors, brush hogging, clearing trees, and moving livestock.

4. Maintenance, Utilities, & Garbage:

Yard Upkeep: Maintaining the immediate residential yard space (including regular grass mowing and trimming) is entirely the tenant's responsibility.

Pest Control & Inspections: Professional quarterly pest prevention is fully provided and paid for by the landlord. Tenant agrees to grant quarterly access for pest treatments and routine landlord maintenance inspections (including changing HVAC air filters).

Utilities: All utilities are a tenant responsibility. Electric and water services must be successfully transferred into the tenant's name prior to move-in day.

Garbage: Weekly roadside trash collection is provided by the county. Tenants are responsible for setting bins out weekly. No outdoor trash accumulation or open storage is permitted to keep wildlife and scavengers away.

5. Comprehensive Pet Policy:
Responsible pet owners are welcome! We allow cats and small-to-medium indoor dogs (under 35 lbs) with a verifiable, positive reference from a previous landlord. Fencing around the home is standard agricultural barbed wire and will not contain domestic pets.
