All major appliances are included, including a refrigerator, oven/range, microwave, washer, and dryer. The unit has its own separately metered electric service, giving you control over your electricity usage.

High-speed Wi-Fi, water, gas, sewer, and garbage are included for a flat monthly utility fee, making budgeting simple and predictable.

We're looking for a respectful tenant who will enjoy and care for the home. This is a smoke-free property. Up to two pets are welcome with landlord approval.

Owner-occupied property: The landlord lives in the upstairs unit. Tenants are welcome to paint and hang pictures, shelves, and decor to make the space their own. Any paint colors must be approved by the landlord in advance. Before move-out, tenants must repaint any painted walls to an approved color if requested and properly patch, sand, texture (if applicable), and paint all nail or screw holes so the walls are returned to move-in condition (normal wear and tear excepted).

-Monthly rent: $1,695.

- Security deposit: $1,695.

- Flat $125/month utility fee includes water, gas, sewer, garbage, and high-speed Wi-Fi.

- Electricity is separately metered and must be placed in the tenant's name before move-in.

- No smoking or vaping permitted anywhere inside the apartment or on the property.

- Up to 2 pets allowed with landlord approval. Additional pet fee and monthly pet rent apply.

- Renter's insurance is required prior to move-in and must be maintained throughout the lease.

- Street parking

- Tenant is responsible for keeping the private basement entrance, walkway, and steps free of snow and ice. Landlord maintains the remainder of the property, including lawn care and landscaping.

- Landlord is responsible for maintenance and repairs to the home's major systems and all appliances provided with the unit (washer, dryer, refrigerator, oven/range, and microwave), unless damage is caused by tenant negligence or misuse. Tenant is responsible for keeping the apartment clean, replacing light bulbs, and promptly reporting maintenance concerns.

- Maximum occupancy: 2 adults (plus minor children, if applicable).
- No subleasing or short-term rentals (including Airbnb or VRBO).

- Applicants must complete a rental application and pass a credit check, criminal background check, eviction history screening, income verification (household income of at least 3x monthly rent), employment verification, and rental reference check. (some situations may be negotiable)

- Rent is due on the 1st of each month. A late fee may apply if rent is not received by the due date, in accordance with Utah law.

- Rent must be paid electronically through an approved payment method.
Tenants must immediately report emergencies such as water leaks, loss of heat, electrical hazards, or plumbing backups to help prevent property damage.

- Early lease termination is permitted if a qualified replacement tenant approved by the landlord is found. The current tenant remains responsible for rent until the new lease begins and may be responsible for reasonable re-leasing costs as permitted by Utah law.

- Before move-in, tenants must provide the security deposit, first month's rent, proof of renter's insurance, and confirmation that the electric utility account has been transferred into their name.
