Tenant agrees to promptly report any maintenance issues, damage, or concerns to management to prevent further deterioration of the property.
Tenant is responsible for maintaining the lawn and exterior in a neat and well-kept condition consistent with neighborhood standards.
Tenant must take reasonable precautions during freezing temperatures, including maintaining adequate heat and protecting exposed plumbing.
Pets are not permitted. However, qualified service animals and approved assistance animals will be considered in accordance with applicable fair housing laws.
Tenant may be required to complete third-party animal screening for assistance animals.
Renter's insurance with a minimum of $100,000 liability coverage is required for the duration of the lease.
Only approved occupants may reside in the property.
No alterations, painting, or installation of fixtures is permitted without prior written consent.
Subleasing, short-term rentals, or Airbnb-type use is not permitted.
Landlord reserves the right to enter the property with proper notice for inspections, maintenance, or showings in accordance with state law.
