(Sediment filter and salt maintenance is tenants responsibility)

Water utility included with rent but tenants are responsible for salt and sediment filter maintenance. Renters is responsible for trash and electricity. Renters will be responsible for 50% of septic tank maintenance usually done every 3 years. A security deposit and 1st month rent will be do at signing. Smoking not permitted on the unit, if smoke evidence is discovered a minimum fee of $500.00 will be access for cleaning, this minimum fee will be subject to the contractors cleaning company final invoice.
PETS: pets will be screened for final approval, if approve a non-refundable pet fee of $325.00 will be due at signing, renters will assume all responsibility for any damages caused by approved pets.
Renters must earn 2.5 times the amount of monthly rent.
Renters must not have a criminal history.
Renters must not have a record of previous evictions.
Renters must have a credit score of 680 or above to avoid paying additional security deposit.
Renters with a credit score from 630 to 679 approved for rental will be required to pay the security deposit plus 2 months of rent at signing.
Section 8 not accepted at the moment.
A non-refundable application fee will apply for all applicant adults.
Tenants are responsible for yard maintenance.
