Smoking Prohibition
Smoking of any kind is strictly prohibited inside the unit and in all interior and exclusive-use areas, including the garage, patio/balcony, and any private outdoor space. "Smoking" includes cigarettes, cigars, pipes, hookah, vaping/e-cigarettes, and the smoking or vaporizing of cannabis or any other substance, whether or not legal under California law. This prohibition applies to Tenant, occupants, and guests. A violation is a material breach of this lease. Tenant is responsible for all costs of remediating smoke damage, odor, or residue (including cleaning, repainting, and sealing), which may exceed the security deposit.
Occupancy
The unit shall be occupied only by the tenant(s) named on this lease and any minor children. Guests staying more than 14 consecutive days or 30 total days in any 12-month period require Landlord's prior written consent. Subletting and short-term rentals (Airbnb, VRBO, etc.) are prohibited without written consent.
HOA Rules / CC&Rs
The property is part of an HOA. Tenant acknowledges receipt of the CC&Rs and community rules and agrees to comply with them, including assigned parking, quiet hours, and common-area rules. Any fines assessed by the HOA due to Tenant's (or Tenant's guests') conduct are the responsibility of the Tenant.
Patio / Balcony Use
Grills of any kind (charcoal, gas, or electric) are prohibited on patios, balconies, and other exclusive-use outdoor areas, consistent with HOA fire safety rules. Patios/balconies must be kept clear of storage, trash, and items visible from common areas per HOA guidelines.
Parking
Tenant is assigned one (1) private garage and one (1) dedicated parking spot. Vehicles must be operable, currently registered, and parked only in assigned spaces. Parking is enforced by the HOA; the Landlord is not responsible for towing or fines resulting from improper parking.
Pets
No pets without Landlord's prior written consent and a separate pet addendum. Any approved pet must be comfortable around dogs, as a resident dog lives in the adjacent unit.
