Vanity, walk-in shower and walk-in closet in primary bath. Vanity and bathtub in guest bath. The cabinets in the garage provide additional storage. Screened back porch with shades. The backyard is fully fenced. Brand new washer and dryer installed in October 2024. This property is located 1.7 miles from the Legacy Activity Center on Texas Dr. The front of the property faces East. The back of the property faces West.

The age requirement to lease this property is 55 years of age or older (this property is located in an age restricted community). The Owner pays the yearly HOA dues and the basic lawn maintenance (mowing, edging and blowing). Anything more than the basic lawn maintenance will be up to the Owner. Tenants are responsible for the watering of the landscaping per the City of Georgetown water restrictions, the rent, utilities and the pest control at the property. The security deposit for this property is $2500 due at signing. The first month's rent will be due 2 weeks prior to move in. Application fees ($75.00 per person) and the admin fee ($60) are non-refundable. Renters insurance is required and must be submitted to The Stacy Group, LLC. prior to the start of the lease term if approved. We encourage prospects to apply for the home once they are 100% sure they are ready to move forward with leasing this property. We do not hold properties. Smoking is not permitted at this property.

Owner will consider a small dog (less than 25lbs) during a lease term at this property. Cats are not permitted at this property. Owner approval of pet is required prior to applying to lease this property. ALL prospective tenants must complete our third-party pet screening and review processes. This process ensures we have formalized pet and animal related policy acknowledgments and accurate pet/animal records. The fee to screen a household pet is $30. This is a separate charge from the rental application fee. There is no charge for those with assistance animals or for tenants without a pet (you will select this information on the screening profile and provide any requested documentation).
There is a $400.00 non-refundable pet deposit and a monthly $25 pet rent fee in addition to the base rental amount.
