The property is on a county-plowed school bus route in horse country off Pleasant Park and Oehlmann; 3 miles from groceries and gas on 285. 17 miles/20mins to C470. 1 hour to DIA. 45 min to downtown Capitol, 16th St, Denver Center for Performing Arts, etc. ATV with plow and snow blower are on-site for winter months. Driveway space for 1 vehicle. Earliest Available move-in July 18th.

Vaping ok; no blunts, cigarettes, pipes of any kind- nothing that creates odor that carries. No illegal drugs. 3 -6 month lease min; Parking is uncovered, off-street. Any dog on property must be compatible with owners' dog. One dog included in rent. Recommend AWD and snow tires for winter. Owner is not liable for renter's personal belongings, personal injury or wildlife encounters. Mountain lions, moose, and bears are active in this area. Trash bins go out by 7am on day of pickup due to animals. . Quiet time is from 11pm to 6am as this is a downstairs walk-out unit. No loud parties or neighbor disturbances tolerated; violations subject to eviction. This is a peaceful mountain property. NO APPLICATIONS ACCEPTED WITHOUT PROPERTY TOUR. All of my neighbors would sacrifice their weekend and bend over backwards to help me, and I would do the same for them. If you want to be left alone, there's plenty of space to do that up here. If you want a tight knit community where you know the names of the hardware store employees and see your friendly neighbors at the grocery store, this it it. This really is the perfect place to call home, for all ages."
