About this Apartment

We are pleased to offer 72 E. MAPLEDALE, Ground Floor, Firestone Park 44301 A Large 2 bedroom, 1 bath apartment in a Two Family Home. Size of the unit is about 1000 sq. ft. and includes a living room, dining room, a front porch, a large kitchen with an eat-in area, a large bathroom, and shared basement with your own laundry hookups. A wide driveway offers ample parking.

COSTS:

Rent is $745.00 Plus all utilities as these are separately metered units. Security deposit is $745.00 as well.

PRE TENANCY REQUIREMENTS:

All applicants over 18 years must complete a $30 Credit, Criminal and Eviction Screening. If the first person in a couple gets approved, then we will cover the cost of the second $30 application.

Tenancy decisions will be based on a COMBINATION of the following criteria:

1. A minimum of 2.5 times verifiable household income compared to the property's rent. To prove your financial stability, please provide proof that you have been receiving this income for at least 90 days.

2. Most emphasis will be on your credit and criminal history. Credit screening will include timely payments, delinquencies, number of collections, past judgments, no evictions and no bankruptcies in the last 5 years.

3. Criminal background: No drug related felonies, no sexual predators and no crimes against children. No felonies or imprisonment for felonies within the past 10 years. No crimes against properties and landlords - to include theft of materials from properties, arson and vandalism.

4. A minimum of 600 credit score for an applicant or for a co-signer.

5. We do accept AMHA vouchers.

If you viewed the property in person and wanted to reserve it, a $100 Reservation Fee for 48 hours (fully credited toward the first monthly payment) will be due.

    "This is a nice neighborhood, people keep to themselves but wave hello when walking past. Not a lot of issues with loud people or disruptive noise. I’ve felt comfortable knocking on a neighbor’s door when necessary. People maintain their properties well, I feel safe walking around, and there are frequently kids playing outside or people walking their dogs. I feel safe letting my children play outside. "
