"I would suggest you have your own transportation or access to transportation to commute to and from places in the area."
  • Christy Williams
"There are not many kids in my area so I don’t have an opinion. It’s very quiet on my street. Just keep the kids out of the street because people drive bad around here."
  • Alex C.
"you see people walking their dogs all hours of the day or night its quite lively its not for people who want to live the quiet life "
  • Tonya C.
"Depending on the time of day, it can take approximately 20-25 minutes with traffic or longer with accidents. "
  • Alexander C.
"they don't follow leash Laws or clean up after their animals the dog parks are a mess and the people are just as unmanageable"
  • Juan V.
"I don’t see anyone walking there dogs or going out for a walk or run. The sidewalks and streets are not in good condition and the neighborhoods look dirty."
  • Dallasfinest29
"Well they have potlucks and cookouts for the community and every Halloween they have trunk or treat "
  • Mary O.
"I have been living in this neighborhood for over 2yrs... no regret nice people.and very safe. no burglary and it is close to Walmart and different stores. I love the area."
  • Dallasfinest29
"Balch Springs is safe and fun for the whole family and I would recommend to all my friends and family if they were to move from where they are now. "
  • Blake A.
"very chill good neighborhood. streets need updating but the city is working on it. neighborhood has been really good to us."

  • Yessy P.
"I like it but to many cars. if only the HOA that we pay could also include parking in front of our house and mailbox. "
  • Sarah S.
"strict dog laws, people don’t take care of their dogs very well here, a lot of dogs getting lose and city doesn’t seem to care at all"
  • Sarah S.
"Terrible place to live. Can’t wait to get out as soon as I possibly can. You hear gunshots going off at all hours of the night. "
  • Joelle G.
"Not a bad neighborhood to live if you like some privacy we look out for each other and so do the authorities"
  • Joelle G.
"I have lived in this area for 10 years and they’re pretty good It’s safe to go out for walks they take pride in things however it sometimes feels like the neighborhood is a puzzle but every town has their quirks"
  • Kayy T.
"635 is horrible going west bound in the mornings & east bound in the evenings. I’m only living in Balch Springs temporarily. I prefer north Dallas to be closer to the things I prefer to do. The neighborhood I’m staying in has nice neighbors, it’s just noisy at times with loud music. The walls are super thin making it hard to sleep. "
  • Anonymous
"A lot of families with kids. Unfortunately there’s so many section 8 housing (government assistance homes) that comes with bad or loud tenants. When you’re not paying for Something it’s easy to be careless. Other than that, that actual homeowners in the neighborhood are quiet, and friendly "
  • Shatinamonique
"there's pets every where. a huge field next to the recreation center. my dog plays there regularly. there are no side walks on Shepherd lane so you have to be careful"
  • eve b
"I’ve lived here for over 10 years and the majority of my neighbors have as well. Family friendly folks with children "
  • et
"This area is not good to rent or buy. if you planning on raise your kids move to old Mesquite, Tx or Forney is way better. But one good thing by beltline by I20 Fox gss station tbey are building up."
  • Mbecton88
"the community over here is peaceful and not that many violence but also you can get to know everyone around here find useful places easily "
  • Latonyacrisp81
"My neighborhood is close to two elementary schools and one junior high within walking distance. Lighting is bad, and streets are full of potholes. Public transportation is near, but no grocery store in the immediate area. "
  • Monica H.
"I lived here for 2 years the neighborhood is very quiet and safe. I don't see a lot of people walking as much."
  • Ang s.
