Description

This charming renovated 3BD/2BA South Wedge home is located in a quiet neighborhood within walking distance to parks, downtown, restaurants, and Genesee Riverway Trail. It is within 5-15 min driving distance from Highland/Strong Hospital, U of R, RIT, and MCC. Utilities includes water, trash, and Wi-Fi. There is a washer and dryer in unit and air purifiers available for use. The kitchen is fully stocked with basic starter essential and cleaning supplies. There is a small patio in the backyard and free driveway parking which will fit 3 cars in tandem. Street parking is also free but dependent on time and days for certain sides of the street. There is an optional alarm system for home safety.

Rental contract required. Minimum stay is 3mo with lease term options of 3mo, 6mo, 9mo, and 12mo. Further options to extend may include month-to-month lease or 1 yr lease. Rental application to be completed and showings will be scheduled for qualified/eligible applicants. If still interested, a full background and credit check will be required (paid by applicant) on each person over age 18.

Refundable security deposit is due on date rental lease agreement is signed prior to move-in. The deposit will be held during lease until end of lease. Deductions may be taken from the security deposit, wherein the tenant may lose some if not all of the deposit, for any damage renter may cause to and/or within the home and within premises that is beyond normal wear and tear, any missing or damaged items that the tenants take or break that needs replacement, remediation costs as a result of damage to and/or within home, excessive cleaning costs if property not in reasonable clean condition after move-out as compared to move-in, and any lost and/or missing rent not provided during lease. If tenant ends lease early and abandons property, deductions may also be taken from deposit.

A late fee of $50 or 5% of the monthly rent will be applied if rent is received more than 5 days after due date each month during lease.

No smoking nor vaping, no large gatherings/events nor loud parties, no use of illegal substances, nor subletting allowed. No parking more than 3 cars nor parking on lawn given damage to the lawn may be caused from improper parking. Street parking is free for tenants though it is the responsibility of guest/tenant to note street signs given free parking depends on certain days and times. (Cars may need to temporarily move from public street parking for city snow plow services during winter.)

No pets are allowed in the home at any time during the lease.
Any evidence of above may result in immediate termination of contract due to breach in policies.

Tenant responsibilities include reasonable maintenance of property (Handyman available for contact for maintenance). Owner pays for lawn maintenance. Trash, water, and Wi-fi included. Tenant responsible for utilities (electricity and gas) and snow plow removal.
