Flexible Terms for Summer Rental

Quiet hours per the City of Phoenix are between 10 PM and 9 AM.

NO PARTIES ARE ALLOWED. If evidence shows that more people were at the residence than what was on the reservation, we have the right to immediate eviction with a minimum of a $250 fee plus the total balance of the reservation. THIS IS A ZERO-TOLERANCE POLICY!

Copper Bottom Guest Agreement

The terms of our Guest Agreement are intended to help you enjoy a comfortable, safe, and convenient experience. Please carefully read the agreement before booking! Policies Please treat our homes with the care you would at your own home and abide by the following policies:

Please be respectful to the property and neighbors. As with most homes, this is in a neighborhood with full-time residents and families. We expect our guests to be courteous and mindful of excess noise. The City of Phoenix has enacted new noise ordinances that will result in stiff fines; please be a good neighbor to avoid being responsible for any fines associated with excessive noise.
Do not exceed the maximum occupancy of the home.
No parties that exceed the maximum number of guests allowed to stay at the home are permissible. No Noise can be heard beyond the home lot line or in adjacent units, or any illegal activity may occur at the home.
Do not set the thermostat(s) below 70 degrees as it will not cool any faster, and could freeze up the system, causing damage to the units. If the air conditioner(s) are set below 70 degrees, resulting in damages to the system(s), the guest will be charged for any necessary repairs to the system(s).
No pets are allowed unless you have requested and cleared it with the homeowner prior to your stay.
No smoking is allowed in or around the home.
Our standard check-in time is 4 PM and our standard check-out time is 11 AM. During the busy season, we often have back-to-back rentals, which means that guests are checking out the same day as the next guests are checking in. Therefore, we often must be strict regarding check-in and check-out times so that our cleaning crew has enough time to get the house ready for the next guests. However, whenever possible, we will try our best to accommodate your schedule to allow for earlier arrival or later departure. It's always best to ask us about changing check-in and/or check-out times the day before or the day of your reservation.
Please use common courtesy at the home by keeping it clean, reporting any problems or damages, washing dishes as used, taking garbage to the outside bins (trash bins will be moved for you for THURSDAY trash day), leaving towels in the bathrooms and sheets in the bedrooms, and not re-arranging furniture.

Cleaning & Check-out
Each home will be cleaned and inspected by third-party cleaning contractors after your departure. We ask you to help us enable the cleaning crews as much as possible. Upon check-out please complete the following:
Place dirty dishes in the dishwasher and start the dishwasher
Place all trash in trash bags and take it out to the trash bins
Clear all opened food and drink from the cabinets/refrigerators and dispose of it. Unopened food and drink items can be left behind.
You can leave dirty towels/sheets in the bathrooms/bedrooms the cleaning crew will take care of the laundry.

Pools and Recreational Equipment
Please be advised that pools and hot tubs can be dangerous! Guests should always observe common safety precautions and supervise all children. Lifeguards are not provided. Decks and patios can be slippery when wet and can result in injury to anyone who is not careful. Guest accepts and assumes all risks involved in or related to the use of a pool, hot tub, and deck/patio areas. Guest accepts and assumes all risks involved in or related to any of the following recreational equipment of any kind, including but not limited to pool equipment, floating devices, pool or ping pong tables, game or sports equipment. firepit, bbq grill, darts, etc. Please do not use glass near the pool. Broken glass in a pool is not only a danger for our guests but does severe damage to the pool, requiring it to be fully drained. In the event this occurs, guests will be charged $250 to cover this cost.

Excessive Wear and Tear, Noise, and Occupancy
If excessive wear and tear is found in the home after your stay, or additional cleaning is necessary due to spills, trash left on site, stains to furniture, carpeting, linens, paint, wallpaper, or flooring, the guest authorize Copper Bottom Properties to charge for additional fees. The tenant will be provided with a receipt for any additional fees incurred upon request or as required by local laws or regulations. If at any time the maximum number of the home's occupants is exceeded or if we receive information about excessive noise, Copper Bottom Properties has the right to evict the guests and all occupants immediately, and to charge the guest a minimum service fee of $250 with no refund for the balance of the remaining reservation. If any sign of smoking is discovered, the guest authorizes to charge the guest an additional minimum $500 cleaning fee.

Maintenance and Access
We will give you privacy during your stay. However, we reserve the right to enter the property at any time during the guest's stay. We will diligently attempt to address maintenance issues as they occur. This is an associated risk of renting a single-family residence or condo. If a maintenance issue occurs that cannot be fixed in a reasonable amount of time, or if the home is unavailable for any reason as determined in our discretion, and significantly affects your stay; we reserve the right to refund at our discretion or offer to relocate you to another home.

Weather and Other Unforeseen Events
Copper Bottom Properties does not accept liability for any inconveniences arising from any temporary defects or stoppage in the supply of water, gas, electricity, or plumbing, damage caused by weather/road conditions, natural disasters, or other reasons beyond its control. We reserve the right to refund at our discretion or offer to relocate you to another home should any such unforeseen event occur. Indemnity Copper Bottom Properties and the homeowners do not assume any liability for loss, theft, damage, or injury to guests, his/her guests, or other occupants in the home. The guest, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges the homeowners and Copper Bottom Properties from any claims, demands, and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the guest, his/her guests or other occupants of the home as a result of, or in connection with the occupancy of the home, and agrees to hold the homeowner and Copper Bottom Properties free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties, or liabilities of the parties to this agreement, or their principals, agents, successors, or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.

- Age Requirement is 25 years old for the person booking the reservation.

A late check-out charge is $50, please note that our cleaning team has a hectic schedule and we don't want to delay their work.
