Upstairs, a cozy living room awaits, complete with a wood-burning fireplace, alongside a dining area perfect for gatherings. Downstairs, a large-sized family room, adorned with a gas fireplace. Additionally, the upstairs hosts an extra-large den/bonus room, providing additional flexibility.
The house boasts a spacious covered patio / balcony downstairs. Additionally, there is a large upstairs deck/patio as well. Convenience meets functionality with a full laundry room located downstairs. All appliances are included with the rental.

For the comfort and safety of our tenants, please note that a maximum of four (4) occupants is allowed in this rental property. This occupancy limit has been established to ensure that all residents have ample space and amenities available to them. Thanks for your understanding and cooperation in maintaining a pleasant living environment for everyone.

Lease details you need:
-Rent: $4,500 month.
-Move-in Funds: $13,500 (Includes first month's rent, last month's rent and security deposit). The total amount is due at signing.
-Pet Policy: A small pet (up to 20 ponds) is allowed. A one-time, non-refundable pet
fee of $400 is required. In addition to the initial fee, there will be a monthly pet rent
of $45.
-Responsibilities: Tenants are responsible for yard maintenance and all utilities. (water, electricity, gas, and garbage service)
-Lease Term: 6 -12 months and renewable.
-No Smoking: Smoking is not allowed.

Documents and Requirements:
-Copy of your SSN card
-Driver's license or ID card
-Last W-2 ( Year 2023 )
-Last two pay stubs
-Credit and criminal background check are part of our screening process

Prospective Tenants, please provide the following information when contacting us:
-Your current rent and the duration of your current lease
-The reason for leaving your current residence.
-A description of who will be occupying the house, including pet information.
-Your current employment status.
-Your preferred start date for the lease.

Renters are responsible for covering the costs of water, electricity, gas, and garbage disposal services. First month's rent, last month's rent, and a security deposit are due at signing. Each tenant will undergo a credit check and background screening, with fees borne by the tenant. Please note that smoking is not permitted on the rental property. Small pets (up to 20 pounds) are allowed with an additional pet rent.
Tenants are responsible for maintaining the yard.

There are numerous hiking trails nearby including Cougar and Squak mountains - perfect for day hikes and nature lovers. It feels like we are in the wilderness yet are just 30 minutes drive to downtown Seattle (45 in traffic) and Bellevue, with Renton and Issaquah closer. The schools are fantastic and the access to Lake Sammamish and Lake Washington beaches a huge plus."

The Olympus Subdivision is within walking distance to the City Center and is adjacent to Lake Boren Park where many City activities take place such as the summer concerts & Newcastle Days. The Issaquah School District is well regarded. The City has a new YMCA and will have a soon to be completed library. The City did a fantastic job on the design of Coal Creek Parkway with landscaping and sidewalks so that it adds pedestrian accessibility to the city as well as serving as a transportation corridor. "
