Perfect for traveling professionals or a family in need of temporary, fully-furnished housing. It's a 2 bed/2 bath townhouse off of Washington Rd. Within 2 miles of several restaurants, grocery stores, and retail stores.

Included in your rate are all utilities, to include high speed WiFi internet. Each room has a flat screen, smart TV. The kitchen is equipped with everything you would need to create a gourmet meal.

Tenant(s) agree to all terms of this Lease Agreement, House Rules, and Check-in and Check-out procedures

Tenant(s) agree to rent this property at a rate of $65 per night. This amount does not include a $60 biweekly cleaning fee, and a refundable $500 security deposit.

Payment for the first month, security deposit, and cleaning fee for the month, will be due prior to the initial walkthrough. Payments for additional months and cleaning fee will be made on the first of the month, on a month-to-month basis.

Security Deposit: Security deposit will be returned after a final
walkthrough with tenant(s) and landlord. In the event that damage charges or fees are incurred by the tenant(s), the landlord will provide a cost statement with receipts and invoices, within 3 days. The total amount will be deducted from the Security Deposit. The remaining Security Deposit
amount will be returned to tenant(s) within 3 days. If damages and fees are in excess of the $500 Security Deposit, the landlord will provide receipt of all costs to the tenant(s), and the tenant(s) will be required to pay the difference within 7 days.

Early Termination: If a change or cancellation is made to tenant(s) work contract, the tenant(s) will give the landlord a minimum of 2 weeks, written notice of early termination of the Lease Agreement. Any amount paid to the landlord in excess of nights stayed, will be returned to tenant(s) within 3 days. Security deposit will be returned to tenant(s) in accordance with "Security Deposit" agreement. Cancellation or change of only one tenant's work contract does not reduce the $60/day rental price.

Insurance Requirement: Tenant(s) acknowledges and understands that Landlord's fire, hazard, and liability coverage for injury or damage to persons or property, both real and personal, does not extend to or on behalf of the Tenant(s). Therefore, Owner requires that Tenant(s) obtain his/her own insurance coverage against such risk. Tenant's insurance policy needs to include liability insurance. Tenant(s) needs to name Landlord as additional insured on renters policy with a 10 day notice of cancellation.

Check-in: Check-in will be at 4:00 pm, the day the lease starts. Landlord will notify tenant(s) if accommodations for early check-in may be possible.

Check-in instructions will be sent via text message 24 hours before check-in.

Checkout: Checkout will be at 10:00 am, on the day the lease ends. Upon tenant(s) request, landlord will notify tenant(s) if late check-out is possible.

Checkout instructions will be sent to tenant(s), via text message, 48 hours before check-out.

Late Checkout: Additional nightly fee, at base rate of $60, will be charged for checkout after 10:00 am. Late checkout fee does not grant the guest an extra night. Late checkout may be allowed, but prior arrangement must be made with landlord.

Extra Guests:
Tenants may have extra guests stay in the property, with a maximum of 4 total people (to include lessee) staying overnight. If guests stay more than 7 nights, during the Lease Agreement, this Lease Agreement will be amended to include extra guest(s) as tenant(s). Any guest(s) staying greater than 7 nights, who is not a tenant(s) on this Lease Agreement will incur a charge of $30 per night, per guest. This charge will be made to tenant(s) on the current Lease Agreement.

House Keeping: Tenant(s) agree to a biweekly cleaning, with a $60 ($120 per month) fee. Landlord will coordinate the cleaning day with tenant(s).

Extra Cleaning Fee: At checkout, avoid extra cleaning fee and leave home in condition it was found at check-in and follow checkout procedures. The cleaners charge an additional $70 for excessive mess (including moved furniture) and $50 for not following check-out procedures. This cost will be deducted from tenant(s) $500 deposit.

HOUSE RULES

SMOKING/VAPING: Smoking or vaping is not allowed in the house. A minimum fee of $200 will be assessed for any smells or damages incurred as a result of smoking in the house. Any amount charged by cleaning
company, above the $200 minimum, for ridding property of smells and damages, will also be charged to tenant(s). Smoking outside is permissible. Please, properly dispose of cigarette waste.

PARKING: A two car driveway is available in front of townhouse.

TRASH: There is a trash bin directly in front of the townhouse, across the street. Trash pickup is every Friday.

EXCESSIVE NOISE: Excessive noise will not be tolerated. Between the hours of 11:00 pm and 7:00 am, it is a violation of county law. The townhouse shares one wall with another townhouse. Please be mindful of excessive noise and respect neighbors. If excessive noise is reported and not addressed by tenant(s), the reservation will be cancelled immediately and a refund will be made for unused nights, minus a seven night fee of $420. Security deposit will be refunded based on Security Deposit agreement.

MOVING FURNITURE: If furniture, decor, or furnishings are moved,
please return to previous location: See "Extra Cleaning Fee."

SECURITY CAMERA: One outdoor surveillance camera is located at the front entrance, looking towards driveway and street, for the security of tenant(s) and property. Please do not tamper with the security camera.

NO REFUND POLICY: Every attempt is made to keep property in good working order. All items in home are checked for functionality between guests, but occasionally things break, fail or go out of adjustment. This may
include, but is not limited to disruption in cable services, utilities, HVAC system, electronics, or appliances. If these occur, the landlord will make every attempt to correct or repair the problem. Immediate repairs are not
guaranteed, i.e., internet services are disrupted and a technician cannot schedule an appointment for a few days. If the property is otherwise habitable and the tenant(s) remains in the property, the tenant(s) agrees that no refunds will be issued. If an uninhabitable condition arises,
tenant(s) may choose to vacate the property, and unused nights will be reimbursed, at a rate of $60 per night, to include the $500 deposit, in accordance with Security Deposit agreement.

REPORTING DAMAGE: Tenant(s) agree to keep the property in good and habitable condition. Upon check-out, the tenant(s) will leave the property in the condition it was found at check-in. Upon check-in, it is the responsibility of the tenant(s) to report damages to furnishings, fixtures or property within 24 hours, to avoid damage charges. After 24 hours, tenant(s) are
responsible for the repair or replacement of any damaged or missing items. Costs will be deducted from the Security Deposit, and proof of cost will be
provided to tenant(s). Malfunctioning electronics and appliances, and the
normal/intended use of the property and items in the property, which result in damages, is not the responsibility of tenant(s), and therefore tenant(s) will not be required to repair or replace said items.

COMPLAINTS: If tenant(s) notify landlord of any issues, i.e., cleanliness or amenities, the guest authorizes landlord or individual hired by the landlord
to enter the property and resolve the issue. If an issue is resolved, no refund will be made. If the guest remains dissatisfied, the tenant(s) may choose to vacate the property, and unused nights will be refunded, at a rate of $60 per night. Security deposit will be refunded based on Security
Deposit agreement.

HOUSE RULES VIOLATION: Any house rules violation is grounds for immediate termination of the Lease Agreement. A refund will be made for unused nights, minus a seven night fee of $420. Security deposit will be refunded based on Security Deposit agreement.
