Located in a desirable area outside flood zones, the apartment is a stone's throw away from an array of shops, restaurants, essential transit options, reputable public schools, ensuring everything you need is within easy reach.

This apartment is ideal for a family or professionals, with a maximum occupancy of four individuals. Please note, we maintain a smoke-free and pet-free environment to ensure the comfort and well-being of all our residents.

The monthly rent is set at $2,900, covering internet services. All other utilities will be the tenant's responsibility. To secure this gem, we require a move-in cost of $6,000, covering the first month's rent and a security deposit.

Rent Payment & Utility Policy:
The amount of rent shall be $2,900, due in advance the first business day (Monday through Friday excluding holidays) of each month, prior to 5:00 PM. If establishing electronic funds transfer, the Tenant will coordinate with the Landlord to make appropriate arrangements. There are no excuses accepted for non-payment of rent or invoices, including ill health, accident, loss of job, financial problems, family emergencies, etc. All payments are to be made payable to: Melissa Toribio. A security deposit of $2,900 will be required before the tenant moves in. The Term of the Lease is month to month; however, the Tenant is required to provide a notice of at least 60 days if he wishes to vacate the property.

We accept NO CASH for payments of any kind. All payments are to be made in checks, certified funds, or bank transfers. We also accept Quickpay.

All payments are due on the 1st (first) day of the month, payments made after 5:00 P.M. on the 5th (fifth) day of the month are considered late and a late fee of $15 will be charged.

The tenant will be responsible for household utility cost. The Tenant will be provided with a copy of each utility bill every month.

If payment is not received by 5:00 P.M. on the 6th day of the month, then the tenant must begin vacating the property. All Payment must be made out to: Melissa Toribio

House Rules:
No other person will live in the Premises without the prior written permission of the Owner. Any guest staying more than 3 consecutive nights at the Premises will be deemed an occupant subject to this provision.

Tenant shall not engage in criminal activity of any kind, engage in any acts intended to facilitate or support criminal activity, use or permit the premises to be used for or to facilitate criminal activity or engage in any acts of violence or intimidation or any threats of violence at or near the premises. It is understood and agreed that a single violation shall be cause for immediate eviction from the premises.

Tenant shall be responsible for payment to Owner, as additional rent, for any repairs required as the result of any negligence, improper use or excessive damage to the premises by Tenant or Tenant's guests or invitees.

The Owner may enter the Premises to make or suffer inspections or repairs, or to show the Premises to prospective tenants or purchasers. Tenant shall cooperate in any such endeavor by Owner. Tenant will be notified in advance.

The tenant will dispose of all trash in a timely, tidy, proper and sanitary manner, wrapped in plastic or other suitable wrappers, and deposited in the trash bins maintained in the side of the building.

Not large pets are allowed in the apartment. Pet must weigh 25 pounds or less.

Tenant shall not install any dishwashing, clothes washing or drying machines, electric stoves or garbage disposal unit or heating equipment other than those rented with the Apartment, nor place in the Apartment any water or fluid-filled furniture without prior written permission of the Owner. Tenant may not add or remove any wall or make any structural addition, or tamper with or add any electrical wiring or heating unit.

Tenant is responsible for changing and installing any replacement light bulb in the unit.

The sidewalks, entrances, driveways, stairways, or halls shall not be blocked by any Tenant or used for any purpose other than for entering and leaving from the Apartment. The tenant will not in any way encumber those areas with boxes, furniture or other material or place or leave rubbish in those areas.
