Applications are not accepted on a first come, first served basis. All applications will be processed and then we will select the best qualified candidate. Each person over the age of 18 who will be living in the apartment must complete and submit a separate application and processing fee. We do not charge for our applications, only for the cost of the background and credit screenings, unless the applicant chooses to obtain a Portable Tenant Screening Report (see details below), in which case we do not charge for the background and credit screenings. In order to qualify, each person must meet or exceed the minimum qualification standards. Incomplete applications will not be processed. Processing the application will include direct contact with employers, current landlord, previous landlords, personal and professional references, law enforcement agencies, government agencies, consumer report agencies, public records, eviction records and any other sources deemed necessary. A consumer report will be used for all applications.
Qualification Standards
Applicants who do not meet minimum screening standards will not be approved.
- Applicant must have a photo ID and valid social security number.
- Applicant's total household gross income must meet the requirement of two times the annual rent. All income must be from a verifiable source. Unverifiable income will not be considered.
- Applicant must receive good references from prior landlords over the past 5 years
- Applicant may not have any previous evictions in the last 7 years.
- No unpaid judgements from previous landlords
- Credit score must be a minimum of 650.
- A background check will be conducted on all applicants over 18. Applicant's background must exhibit a pattern of responsibility. Crimes will be evaluated on a case-by-case basis in the last 5 years. No charges related to homicide, methamphetamine, sex offenses or arson. In lieu of us obtaining a background and credit report, the applicant may obtain a Portable Tenant Screening Report that complies with the statute referenced below. See the disclosure below.
Under Colorado law, prospective tenants have the right to provide landlords with a Portable Tenant Screening Report, as defined in 38-12-902 (2.5), Colorado Revised Statutes. If a prospective tenant provides the Landlord with a Portable Tenant Screening Report, the Landlord is prohibited from: Charging the Prospective Tenant a Rental Application Fee; or Charging the Prospective Tenant a Fee for the Landlord to Access or Use the Portable Tenant Screening Report.
- Applicant must be a non-smoker
- Occupancy is limited to two people per bedroom
- No pets allowed unless otherwise agreed to by Landlord

Move-in Requirements
After approval and before occupancy will be granted, prospective tenant must supply all required move-in funds. This includes the security deposit and first month's rent. The lease must be executed and signed by all parties. First month's rent will be pro-rated from the start date of the lease.
*Deposit to Hold
Tenant shall deposit with landlord a non-refundable deposit to be held by landlord if tenant does not move in within 24 hours. The amount and duration of the deposit shall be determined by landlord on a case-by-case basis. Once moved in, the deposit to hold can transition to paid security deposit.
At landlord's discretion, compensating factors such as an additional security deposit or co-signer may be required for qualification if applicant fails to meet all above requirements. In the event of multiple applicants, tenancy will be granted to the most qualified, based on above criteria.
Applicant has the right to provide the landlord with a Portable Tenant Screening Report (PTSR), as defined in §38-12-902(2.5), Colorado Revised Statutes; and 2) if Applicant provides the landlord with a PTSR, the landlord is prohibited from: a) charging Applicant a rental application fee; or b) charging Applicant a fee for the landlord to access or use the PTSR. The landlord may limit acceptance of PTSRs to those that are not more than 30 days old. Confirm PTSR requirements directly with the landlord.
