Description

Public Remarks: New Broker, new price, new everything! This amazing two-on-a-lot is finally priced to sell, and sell it will.... very rapidly, so don't miss out. So many options here. You can rent them both for a lot of income. Or, more likely, live in one and rent the other. The photos are in sequence so you are first seeing the front unit and then the rear unit. The front unit has fewer bedrooms (two as opposed to three) but is larger than the rear unit. If 3 bedrooms is not a must for you, then this one would most likely become the owner's unit. Doesn't have a back yard, but has a massive front yard that acts like a back yard, which it is currently serving very nicely for the young children of the existing tenants. If one wanted to vacate that one and take it over as the new owner, there is a pretty easy pathway to do so within the housing department regulations. Your agent will know about it, or they can ask me if they do not. The rear unit (ADU) is brand new construction and quite architectural, with high ceilings, etc., as one can see in the photos. Depending on taste, one might want to make that the owner's unit. Or, it will be great to rent out and get at least $4500/mo for it. Either one of these dwellings will easily fetch that amount of rent (front is currently paying $4100/mo but that is a bit below market; rear dwelling is vacant and easy to show.) As far as location you are right on the border of the Garvanza District and Arroyo Estates, both of which are probably the most coveted of all Highland Park locations. This stretch of Meridian St in particular has lots of trees and lots of very pretty homes. There is tons of parking for both dwellings and there is a 400 foot structure in the northwest corner of the property that would be amazing for an office, studio or rec room. Don't wait. Come check it out right now.

  • Crystal F.
"There are sidewalks. However, many dog owners leave their dogs in their front fenced yards which leaves them overly aggressive & can be quite uncomfortable when walking your dogs, especially if you have small dogs and a huge aggressive pit bull tries to jump through their fence. I see why the neighborhood has received the nickname “Highland Bark.” While this treatment of dogs is inhumane, it also lends to an uncomfortable stroll with your furry friends. In addition, apparently “illegal” doesn’t seem to apply to fireworks in this neighborhood. They’re pretty much a year round event here and several months leading into July you’ll hear nightly fireworks which traumatize most dogs. Just being real. This isn’t an ideal dog neighborhood unless you don’t care about your dog. "

"Easy enough. Small, old streets and lots of pedestrians so it’s important to drive slow. It’s mostly residential and very hilly so everything takes a bit of time. "

"People don’t pick up after their dogs and it’s upsetting as it’s such a great neighborhood. Some people have their dogs sleep outside which you can hear barking. "

"The local artists’ events are what really make it special...from No WiFi at the Hi Hat or mariachi music at the first Friday art fair. It’s especially fun when the Bob Baker puppeteers bring their marionettes across the street to the park for the kids to enjoy."
