1. Provide completed application for 1 Renter(2 pages) of Photo Section or can Google "Colorado Application for Rental").
2. Provide Current (within 1 month of rental agreement) Credit Report and Background check (including criminal history) and 2 references (1 professional/ 1 personal)
3. Submit 2 forms of Identification of Government Issued Identification with photo: Passport, State Issued Driver's License, Birth Certificate, State-issued Identification Card, Student Identification Card, Social Security Card, Military Identification Card or Passport Card
4. No application Fee as applicant will be front loaded with all costs for application provisions
5. Submit application to my email
6. Provide a 5 business day window to review application

MINIMUM STANDARDS:
Criminal: A conviction (whether by trail or plea) for any of the following shall be grounds for denial of the rental application. Agent will not consider expunged records.
A. Crimes for murder, manslaughter, criminally negligent homicide, aggravated vehicular manslaughter, stalking, sex crimes which would place the offender on a registered sex offender list, methamphetamine related drug crimes within the last 20 years.
B. Crimes not included above for drug-related crimes, arson, rape, kidnapping person crimes, sex offenses, financial fraud crimes, burglary, aggravated theft, criminal mischief, coercion, animal abuse, within the last 10 years.
C. Misdemeanor for drug-related crimes, person crimes, sex offenses, financial fraud crimes, criminal impersonation, violation of a restraining order, criminal mischief, stalking, disorderly conduct, unlawful possession of a firearm, possession of burglary tools within the last 6 years.
D. Appearance on a registered sex offender list.

Rental History:
Applicants with evictions that result in a judgement for the landlord in the past 10 years will not be accepted

Filed Bankruptcy:
Applicants with an open bankruptcy that has not yet been discharged will not be accepted.
