1. $1,500/month rent. Pay rent on time. The monthly rent includes your gas heat, water, sewer, and trash collection!

2. $1,500 Security Deposit plus a 12- or 24- full month, signed lease agreement.

3. Income must be verified to be at or greater than 3X the monthly rent. (ie. 4,500/month or $54,000/year). May combine incomes for multiple applicants residing in the Unit. Need a copy of any and all lawful income sources(s). Examples include but not limited to, the last two paychecks and/or last two months of income; if self-employed need last two year's tax returns.

5. Renter's insurance required at time of lease signing, for personal property and liability. Landlord name and address must be listed on contract. Pets are required to have pet insurance. Contact your car insurance about renter's and pet insurance. Progressive, State Farm, Erie, an Allstate are examples.

6. Renter pays electric utility. No outstanding past-due (more than 15 days) utility bills of any type from prior residences at time of lease signing and electric utility must be in your name prior to receiving key/code. During the lease all utilities must be working, except for repair work (utilities not shut off due to unpaid utility bills).

7. Household pet cat or dog. Limit of total of 2 pets. One year old or older and spayed/neutered preferred. Less than 35 lbs at maturity and typical for the breed. No pet is acceptable, too. Pet rent $25/pet/month and non-refundable $200/pet deposit for pet sanitation. No aggressive (bit someone/pet), vicious or dangerous pets.

8. No smoking and no vaping Unit.
9. No illicit drug use or drug paraphernalia.
10. No waterbeds or aquarium tanks.
11. No property, housing, violence, misdemeanor/felony, drug or pet related convictions.
12. No eviction filings or liens.
13. No noise disturbances to neighbors or community.
14. Abide by the condo community HOA rules.

16. Acceptable application/background report.
