LEASE TERMS

UTILITIES: The Tenant shall be responsible for paying all utilities associated with the rented property, including but not limited to electricity, gas, water, sewer, trash removal, and any other relevant services, unless otherwise stated in writing by the Landlord.

NO SMOKING POLICY (within home): Smoking is strictly prohibited within the premises of the rental home/property. This includes, but is not limited to, cigarettes, cigars, pipes, vaping devices, marijuana, or any other form of smoking. Tenants who violate this policy may be subject to fines and/or eviction, as permitted by Washington DC laws.

SMALL PETS: Small pets up to 25 lbs are permitted within the rented property subject to the following regulations and restrictions, as required by Washington DC laws:
a. The Tenant must obtain written permission from the Landlord prior to bringing any pets onto the premises.
b. The Tenant shall be responsible for the care, behavior, and actions of their pets.
c. The Tenant agrees to keep their pets under control and prevent any damage to the rented property.
d. The Tenant agrees to promptly clean up and dispose of any pet waste produced by their pets.
e. The Tenant recognizes that additional pet-related fees may apply, which could include but are not limited to pet deposits, pet rent, or non-refundable pet fees. These fees, if applicable, will be outlined separately in an addendum to this lease.

WASHINGTON DC LAWS: The Tenant acknowledges and agrees to abide by all applicable laws, regulations, and ordinances of Washington DC, including but not limited to those related to the rental of residential properties, pet ownership, and smoking restrictions. Failure to comply with these laws may result in penalties, fines, eviction, or other legal actions as deemed necessary by the Landlord or authorized representatives.

ADDITIONAL FEES: Any additional fees related to utilities, pet ownership, or other applicable charges not explicitly mentioned in this lease agreement may be imposed by the Landlord upon prior written notice to the Tenant. Any such fees will be disclosed and detailed separately in an addendum to this lease.

By signing below, the Tenant acknowledges that they have read, understood, and agree to abide by the terms and conditions outlined in this lease agreement, including the responsibilities for utilities payment, adherence to the no smoking policy, and the regulations for small pet ownership in accordance with Washington DC laws and any applicable additional fees.

    "My family has lived in this neighborhood for over five years. We've never had any issues with safety. Best things about this area are the metro bus/train lines. There are lots of nice families with kids; most are low-income. Schools are not great with the exception of one of DC's best charter schools: KIPP DC. Things that need to be improved: some properties are unkempt, there are very few public parks/playgrounds, and the only sit-down restaurant is a Denny's. City services used to be atrocious, but got a lot better when Fenty became mayor. Overall, this is a nice place to live. It's residential, on its way up, and most people are friendly. And the proximity to Capitol Hill for the price cannot be beat!"
