This Residential Lease Agreement (hereinafter referred to as the "Lease") is entered into between the landlord, [Landlord's Name], with an address at [Landlord's Address], and the tenant, [Tenant's Name], with an address at [Tenant's Address], collectively referred to as the "Parties," for the rental property located at 504 N Chester St, Baltimore MD 21205 (hereinafter referred to as the "Premises").
1. TERMS OF LEASE:
a. Rent: The tenant agrees to pay the monthly rent of $2700 (hereinafter referred to as the "Rent") for the Premises. The Rent is due on the 1st day of each month and must be paid to the landlord or the landlord's designated agent at the following address: [Address for Rent Payment]. Late payment of the Rent will incur a late fee as specified in Section 3.
b. Security Deposit: The tenant shall provide a security deposit of $2700 (hereinafter referred to as the "Security Deposit") to the landlord upon signing this Lease. The landlord will hold the Security Deposit as security for the tenant's obligations under this Lease. The Security Deposit will be returned to the tenant, minus any deductions for unpaid Rent, damages, or other charges, within thirty (30) days after the termination of the Lease.
c. Utilities: The tenant is responsible for paying all utilities, including but not limited to water, electricity, gas, internet, and any other utility services used by the tenant during the term of this Lease, unless otherwise agreed upon in writing by the Parties.
d. Minimum Income and Credit Score Requirement: The tenant acknowledges and agrees that they must have a minimum gross monthly income of $8000 and a credit score of at least 650 to be eligible to rent the Premises.
e. Non-Refundable Pet Fee: The tenant shall pay a non-refundable pet fee of $250 upon signing this Lease if they wish to have a pet on the Premises. The tenant agrees to comply with any pet-related rules and regulations set forth by the landlord.
f. Smoking: Smoking is strictly prohibited inside the Premises. The tenant agrees not to smoke or allow others to smoke inside the Premises at any time during the Lease term.
g. Unit Cleaning Fee: Upon termination of this Lease, a unit cleaning fee of $500 will be deducted from the Security Deposit. This fee covers the costs of cleaning the Premises to restore them to their original condition, excluding normal wear and tear.
2. TERM OF LEASE:
The term of this Lease shall commence on [Start Date] and shall continue for a period of [Lease Term] months. Upon the expiration of the initial term, this Lease shall automatically renew for successive terms of [Renewal Term] months unless either Party provides written notice of termination at least thirty (30) days prior to the expiration of the current term.
3. LATE PAYMENTS AND DEFAULT:
a. Late Fee: In the event the tenant fails to pay the Rent by the due date, a late fee of [Late Fee Amount] shall be charged for each day the Rent remains unpaid, starting from the first day after the due date.
b. Default: If the tenant fails to comply with any provision of this Lease, including but not limited to non-payment of Rent, violation of pet or smoking policies, or any other breach, the landlord may declare the tenant in default and take appropriate legal action to enforce the terms of this Lease.
