"Out of the fray of San Francisco, but with easy access to downtown, SFO, the more interesting part of Mission Street, and Ocean Avenue. I've found it to be accepting of a range of families, though it's not the friendliest neighborhood in town."

"Mission Terrace has had serious flooding problems, particularly on Capistrano - check map. I don't know if this has been fixed, but you might want to google it."

"I've lived in this neighborhood for ten years and like it. Don't like the constant freeway noise though. Used to be good family oriented neighborhood, but that seems to be changing as more techie transient people move in. See. See like some homes have been bought by tech companies for corporate housing. "

"Nice area - plenty of parking. Safer than the Mission and much more affordable. Close to BART, MUNI, and shuttle bus stops. Easy access to 280 and points south avoid most of the SF traffic. Good for families or those who want some space and a yard. Quick trip to the Mission for entertainment and dining."

"Mission Terrace is a hidden little oasis of quiet tree lined streets with 1920's bungalow charm. It is safe, quiet, GREAT for raising children, friendly, close to Mission Street shopping, amazing access to both public transportation and freeways. This undiscovered gem of a neighborhood is still affordable. Huge value for the dollar !"

"I live on Cayuga ave., I have at least two neighbors got robbed on Cayuga, near Santa Rosa,and Silver. at least two neighbors said their cars on their driveway were broken badly at night. "
