Description
Elevate your lifestyle with luxury, breathtaking views, and unmatched convenience. 44 East is Austin’s premier downtown tower, with unparalleled amenities and prime Lady Bird Lake location. Within the building, residence #2707 offers particular features and upgrades. The popular B2 floorplan begins with a long entry that insulates the residence, creating a peaceful retreat. You can feel the anxiety slip away as you enter the living area filled with sleek, light, natural finishes and see the world scurrying below. The north and east facing walls of windows offer spectacular city and lake/river views while shielding the room from the hot afternoon sun. The north facing deck offers views of the skyline and lake on the left, and the sunrise over the city on the right. Over $30K was invested in remote control shades for the entire unit, including room darkening option in both bedrooms. The bedroom closets were both upgraded with custom built-ins designed and installed by the developer to fit perfectly. Thoughtful upgrades have been done throughout, such as additional kitchen lighting, bedroom ceiling fans, pull-out racks in the pantry, and Nest thermostat. #2707 comes with two reserved parking spaces in the garage, plus a personal EV charger (very limited supply, now sold out). Contact your agent for the list of furnishings that are included – making this one of the most convenient, turnkey solutions you can find! 44 East Ave offers the entire 11th floor for amenities, including lounge areas, coffee bar, fitness center, yoga studio, dog lounge with dog wash, a gorgeous rooftop pool overlooking the lake, with outdoor grilling and picnic areas, and places to just relax and enjoy the view. The 37th Floor offers the executive Sky Lounge, conference room, and terrace with the best of Austin’s lakefront skyline views. 24-hour concierge, package acceptance (even cold) and close access to the best of Austin’s Town Lake trails round this all out. "Downtown Austin is a mix of small-town feel with big-town attractions. We love our local establishments. It's easy to walk around, with green spaces scattered all over. And local bands play every week. We have new buildings constantly going up and festivals happening all year round. The downtown scene is changing dramatically, bringing in new concepts next to old standbys."
- Heather M.
- Resident

"Everything I need is within walking distance, and there's plenty to do."
- Anna D.
- Resident

"New and trendy restaurants and bars are everywhere. The hike and bike trail along the lake is great. Plenty of things to do, no matter what mood you're in."

"Downtown is where everything happens. It's a nice balance of culture, music, and business—as well as government. The University of Texas is also just north of downtown, so that adds another dimension to this area."
- Matt C.
- Resident

"Downtown is busy and getting busier as more and more companies move here. Downtown does have good access to get north, south, east, and west. Traffic is pretty normal for a big city with 1 million + people. I moved here from California, and Austin is still better than that (SF area, LA area, San Diego, etc.)."
- John B.
- Resident
- 6y ago
"Easy if you are going north on I-35 in the morning. Coming into downtown at 5 pm, forget about it, not happening."
- Heather M.
- Resident
- 6y ago
"Traffic can be bad, but I work only about 25 blocks from my home so I have it easy."
- Jordan H.
- Resident
- 6y ago
"Very easy. As long as there isn't construction, everything is smooth."
- Krishna K.
- Resident
- 6y ago
"I use my bike and public transport to commute to and from in the neighborhood."
- Heather M.
- Resident
- 6y ago
"There's plenty for kids to do, including lots of action at the new downtown library and the skate park."
- Ben E.
- Resident
- 6y ago
"It's more of an adult location than for children. "
