The property is strictly non-smoking, but we can consider a pet dog(s). We collect "first month's rent" (pro-rated if moving in mid-month), "last month's rent," and the equivalent of a month's rent as a refundable security deposit. If we choose to accept a pet dog at the property, we may or may not require an additional/separate refundable pet deposit depending on the circumstance with the pet dog(s). We do require tenants to have "renter's" insurance. Tenants take electric power and natural gas into their names (both mandatory). Tenants can make their own choices about how much or little cable TV and/or internet access they want. We hand over a very clean property at the start of the lease and we expect to receive a very clean property back at the end of a lease, including mandatory professional carpet cleaning.
